Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Floor joint sealing in Willowbrae

A working floor can rarely be closed for days on end, so we phase the work aisle by aisle or bay by bay. Share your site hours and access windows and the programme is built around them so the rest of the operation keeps going. The enquiries we see most involve trucks and loads jolting over damaged joints and dock area joints that have failed first, across forklift and pallet-truck routes, loading bays and retail and showroom floors. Facilities teams, main contractors and managing agents in Willowbrae tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Older stone buildings in Scotland’s cities often have later extensions, with movement joints where old meets new. They need the right movement class and correct width and depth to last.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

Common problems we fix in Willowbrae

Older fills harden, shrink and crack with age especially under daily scrubbing and traffic. At that point it neither holds the edges nor keeps debris out.

Typical triggers for a call:

  • Dock area joints that have failed first
  • Trucks and loads jolting over damaged joints
  • Scruffy, dirty joint lines on a shop or showroom floor
  • Saw-cut joints left open and packed with grit

At places like West Telferton Industrial Park, which lies east of Willowbrae, joints are sealed a section at a time so operations carry on.

Before you book anyone

  • Health and safety accreditation such as CHAS
  • How the existing material will be dealt with
  • How long is the guarantee, and what does it include?
  • Whether primer will be used where the manufacturer specifies it

How to choose a sealant contractor

What sealant work can’t fix

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Worn screed or surface finishes
  • Uneven floors that need grinding or levelling
  • Broken concrete either side of the joint

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we will tell you honestly before you book.

Joints and surfaces we work on

  • Construction joints
  • Saw-cut induced joints
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Loading bays
  • Retail and showroom floors

FAQs: Willowbrae

Does the sea air around Willowbrae change the choice of sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.

Will you take on work at estates like Meadowbank Shopping Park, close to Willowbrae?

Yes. Estates, retail parks and business parks around Willowbrae, Meadowbank Shopping Park among them, are all within reach. A few photographs and the unit address let us price the work.

Do you guarantee industrial floor joints?

Our workmanship carries a 12-month guarantee and the work is covered by public liability insurance.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it, flagging anything that needs clarifying.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards.

Is colour matching possible?

That depends on the product specified. Some ranges are wide, others limited, so we will confirm the colours available for the specified product with the quote.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

On site: what to expect

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. Give us the access times and building rules for your premises in Willowbrae, and we will plan the work to suit, phased where areas need to stay in use.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. We tell you when each zone can carry trucks again and move on to the next.

Getting the site ready

  • Point out parking and an unloading spot
  • Clear stock, furniture or equipment away from the joints
  • Point out any areas we must not close

Surface by surface

Loading bays and dock areas

Joints at dock doors need a product that copes with the traffic and the conditions. Phasing is planned around your delivery schedule.

Retail and showroom floors

Retail joints see trolleys, footfall and scrubber-driers. We pick a filler or sealant to suit and the finish matters as much as the performance.

How the quote is worked out

Quotes vary with the job. Expect it to depend on:

  • Whether old sealant has to be cut out first
  • How much there is to seal
  • Distance, for remote addresses
  • The site’s rules and procedures

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What we need to price the job

A few photographs plus some basic facts will normally do. Please tell us:

  • Drawings or a marked-up plan, if available
  • Anything awkward about access or site hours
  • Any dates the work must fit around
  • Whether the building will be occupied during the work

To get a fixed quote, phone 01277 525 020 or email the details over with the site address and an outline of the work. You can also send details through our quote form.

A campus such as University of Edinburgh - Holyrood Campus (to the west of Willowbrae) has long runs of movement joint in its buildings, decks and paving. In a school such as Holy Rood High School, movement joints in brick, block and hall floors tend to be forgotten until they leak.
