Floor joint sealing in Mountcastle

Mastic Doctor has worked on joints in commercial buildings for over 20 years. Applicators carry CSCS cards and work to your site rules, and the business is CHAS accredited and a Constructionline member holding public liability insurance. Completed joints come with a 12-month guarantee on our workmanship. We work on retail and showroom floors, joints along racking aisles and saw-cut induced joints, and the usual reasons a site gets in touch are soft sealant dragged out of trafficked joints and unfilled floor joints collecting dirt and grit. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Mountcastle, that means joint design, primers and backing rod as standard.

Older stone buildings in Scotland’s cities often have later extensions, with movement joints where old meets new. They need the right movement class and correct width and depth to last.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

Mountcastle: questions and answers

Does a coastal location like Mountcastle affect which sealant is used?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Will you take on work at estates like West Telferton Industrial Park, close to Mountcastle?

Yes. Estates, retail parks and business parks around Mountcastle, West Telferton Industrial Park among them, are all within reach. To start, just call 01277 525 020 or email us with the unit, the joints involved and your access times.

Are your applicators CSCS-carded?

Yes. We use CSCS-carded applicators, which many sites require.

How long does a typical visit take?

The duration is planned around your programme and the access we’re given. We’ll give you an estimate of time on site when we quote.

Do you cover Mountcastle?

Yes. Mountcastle is in our area, within our coverage of Greater London, South East England and Scotland. For a quote, give us a call on 01277 525 020 or use the quote form.

How soon can traffic go back on the floor?

The wait is set by the product’s cure time, and cold floors slow it down. Phasing is planned with that in mind.

Are you CHAS accredited?

Yes. We are CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Aftercare for building managers

Cleaning and maintenance staff play a part too. Share these points with them:

  • Plan for a top-up on newer floors
  • Stop forks and pallets being dragged across joints
  • Mention any aggressive cleaning regime at quote stage
  • Record damaged joints with a photo and a location

If a joint we filled starts to break up within 12 months, tell us and we will arrange a look. After that, a check before your busiest period keeps small repairs small.

Joint damage starts slowly and then speeds up. Each chip makes the drop deeper and the next impact harder, so it pays to act at the first signs.

Traffic, movement and joints around Mountcastle

With the shore within about 2 miles, Mountcastle counts as a coastal location. Open joints in coastal car parks and yards let in salt-laden water as well as grit, so a failed joint lets more in and the edges break up sooner. Mountcastle is in the east of Scotland, which is drier than the west. Frost and winter road salt still work into open joints in car parks and yards. Sealing them before winter limits the damage.

Estates like West Telferton Industrial Park (less than half a mile north-east of Mountcastle) combine warehouse slabs, yards and loading bays, all with joints under wheels. Campuses like University of Edinburgh - Holyrood Campus, 1.9 miles to the west of Mountcastle, mix old and new buildings, with movement joints wherever they meet.

Why it’s worth doing now in Mountcastle

Waiting for a site-wide shutdown often means the joints keep getting worse. Zone by zone, the worst aisles can be dealt with now and the remainder follows on a plan that suits you. In a tenement or shared city building, water from a failed joint can reach other owners’ property, which makes early repair simpler for everyone. Fixing it promptly keeps repairs small.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

Why us?

  • One number for every site we cover
  • Fixed quotes based on photographs, drawings or a visit
  • Joints cleaned back to sound surfaces
  • Specification-led, product-correct work

What sealant work can’t fix

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Uneven floors that need grinding or levelling
  • Damaged or worn floor coatings and screeds
  • Broken concrete either side of the joint

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we’ll tell you honestly.

Surfaces we seal

  • Retail and showroom floors
  • Forklift and pallet-truck routes
  • Construction joints
  • Loading bays
  • Saw-cut induced joints
  • Joints along racking aisles

How a job runs

Occupied buildings need a little choreography. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. Give us the access times and building rules for your premises in Mountcastle, so the work can be phased and areas kept in use.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. You receive a fixed quote showing products and phasing.
  3. Old fill and packed debris come out until both faces are sound.
  4. We extract the dust and prime the faces if the product needs it.
  5. Filler or sealant is placed to depth and finished flush.
  6. Zones reopen once cured and the work moves on.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Make sure the joints can be reached
  • Send any specification or drawings in advance

Do you need floor joint sealing in Mountcastle?

Concrete slabs shrink as they dry out, and the saw cuts are there so it cracks in straight, controlled lines. Each panel pulls back as it shrinks and the joints open up so a filler put in early may separate along one side.

Look out for the following:

  • Dock area joints that have failed first
  • A gap opening alongside old joint filler
  • Trucks and loads jolting over damaged joints
  • Cracked and crumbling joint fill

For an estate such as Royal Infirmary of Edinburgh (Little France), 2 miles south of Mountcastle, the joints in ramps, decks and long building elevations all need attention over time.

What your quote should include

  • Health and safety accreditation such as CHAS
  • Is depth set with backing rod, or bond-breaker tape in shallow joints?
  • Their public liability cover
  • The terms of the workmanship guarantee

Questions to ask before you appoint anyone

When to bring in a specialist

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
