Floor joint sealing in South Ealing, done properly

For sites in South Ealing and across Greater London, the process is short: you send details, we send a fixed quote, the joints are done and the 12-month guarantee follows. Approximate joint lengths, a few photographs and a floor plan are enough for a quick quote and a visit can be arranged where that is easier. We work on saw-cut induced joints, joints along racking aisles and retail and showroom floors, and what we are called in for most is open saw cuts full of debris and drivers complaining about joints on a route. Looking for mastic applicators who cover South Ealing? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Around South Ealing, as across London, joints are under constant load, from basement car parks and loading bays to podium decks and busy mall floors. When a joint fails, grit and water get in and the arrises start to break up, so it pays to act early.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Semi-rigid joint fillers

On industrial routes, a semi-rigid filler is often the right choice. We place them to depth and trim them level with the slab.

Retail and showroom floors

Retail work is phased around trading. Tell us your site hours and access windows and we will plan around them.

Common questions from South Ealing clients

Would you work within a site like Clayponds Hospital?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you take on jobs in South Ealing where loading and access are tightly controlled?

Yes, most London buildings have access rules of some kind, and we plan around them. The building manager’s rules go straight into our method. All of Greater London is inside the ULEZ, and our planning allows for it

How many days will you need on site?

It depends on the scope, but the work usually takes between a day and a number of days, set by the joint lengths, the edge condition and the phasing you need. Larger or phased jobs take longer, and we will give you a timescale with the quote.

Do you work to architects’ specifications?

Yes. Send it with your enquiry, and we will price the work to it.

Can you send site paperwork?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

Do you offer coloured sealant?

Often, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We will confirm the colours available for the specified product.

How soon can traffic go back on the floor?

The wait is set by the product’s cure time, and cold floors slow it down. We plan the phasing so that waiting time fits your operation.

Where floor joints take the most wear near South Ealing

South Ealing has at least three named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest. Basement car parks and service yards in London tend to be in use all working day, which is why we work a few bays at a time.

University campuses such as The University of West London, less than half a mile to the north of South Ealing, have car parks, paved walkways and building elevations with movement joints. Retail centres such as Kew Retail Park (to the south-east of South Ealing) have floors, service yards and car parks with joints under constant traffic. Across sites such as West Cross Industrial Park, 1.2 miles to the south-west of South Ealing, floor and movement joints can be sealed in phases so units keep working.

Quoting for work in South Ealing

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • Removal of failed or old sealant
  • Backing rod, priming and other preparation
  • Which sealant the job calls for
  • Location, for remote and island sites

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Details that help us quote

The more we know, the firmer the quote. Helpful details to send:

  • Where the site is, with the postcode
  • Your programme or deadline
  • Whether the building will be occupied during the work
  • How the joints are reached, and at what height

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To ask for one, ring 01277 525 020 or use the quote form.

Looking after the joints

Cleaning and maintenance staff play a part too. Share these points with them:

  • Sweep debris out of open joints until they can be filled
  • Record damaged joints with a photo and a location
  • Keep trucks off new joints until we say they’re ready
  • Ask drivers not to drag forks or pallets

A routine walk of the busiest aisles shows how the joints are holding up. Look for separation down one side, new chips in the arris and debris gathering, and photograph anything that changes.

Every vehicle on a busy aisle hits a damaged joint. Early treatment protects wheels, loads and drivers as much as the floor.

Honest limits

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be one of these:

  • Worn screed or surface finishes
  • Broken concrete either side of the joint
  • Uneven floors that need grinding or levelling

If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think.

Surfaces we seal

  • Forklift and pallet-truck routes
  • Construction joints
  • Loading bays
  • Joints along racking aisles
  • Retail and showroom floors
  • Saw-cut induced joints

On site: what to expect

Working in a building that stays open takes some planning. The work area is signed and kept contained, keep walkways clear and work section by section so the rest of the building stays in use. Most London premises stay occupied while we are on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. First comes a walk of the floor to record joint sizes, broken edges and traffic routes.
  2. You get a fixed quote with the product and the phasing set out.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

Getting the site ready

  • Send any specification or drawings in advance
  • Share your working hours and any access restrictions
  • Explain the parking and delivery arrangements
