Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.
What happens if it’s left?
The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable, rather than turning into a full building survey and reseal. Older rural buildings around Rock move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
There’s no price list, since every building and every scope is different. Call for a quote.

About our fire stopping in Rock
Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal rather than guesswork. We work on joints between fire-resisting walls and floors, pipe penetrations and service gaps in risers, and what we are called in for most is fire sealant pulled out of the opening and openings found when ceilings come down for a refit. Looking for mastic applicators who cover Rock? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.
Smaller places such as Rock still have buildings with fire-resisting walls and floors: schools, halls, care homes and commercial conversions. Any service penetration through those walls should be closed with the specified product, set out as its test evidence shows.
We sign every job off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Fire stopping in Rock: the local picture
In England, Approved Document B covers fire stopping of openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. Rock lies roughly 43 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls, and the gaps need sealing with the specified product.
Hotels like Mill House Hotel, 1.1 miles north-east of Rock, are refurbished in phases, and each phase can open up compartment walls. Office fit-outs on sites such as Rock Business Park, under half a mile to the east of Rock, add cabling and pipework through fire-resisting walls, and fire-rated sealant goes in where the specification calls for it.
Rock is about 6 miles north of Worthing, in West Sussex. Any commercial site in Rock is covered, whether it’s a single job or part of a planned programme. We work across 373 places in West Sussex, from busy centres to rural villages. Brighton is covered too, some 13 miles away.
Work on service penetrations is covered throughout RH20, whatever the building. Buildings on Old London Road, London Road and Lamorna Close are within our area. We also cover Washington (1 mile south), Heath Common (1 mile north-west), Sullington (1 mile west), Warminghurst (2 miles north) and Storrington (2 miles west) for service penetrations. Nearby towns on our patch include Horsham (11 miles north), Worthing (6 miles south), Bognor Regis (15 miles south-west), Haywards Heath (15 miles north-east), Burgess Hill (12 miles east) and Littlehampton (9 miles south-west).

Our process
We schedule the visit to fit the site hours and access windows you give us. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. Smaller jobs around Rock can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.
- First we go through the drawings, schedule or specification for the seals.
- On site, each opening is checked against the tested detail it is meant to follow.
- Unsuitable fillers and loose debris are taken out of each opening.
- We fit the backing the detail asks for, to the stated depth.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
What we need from you
- Tell us which areas need to stay in use
- Have the specification and drawings to hand
- Point out parking and an unloading spot
Quotes
Photos, drawings or a schedule of the joints and a fixed quote comes back to you. Where a site visit makes more sense, we’ll arrange one.
Advice
How the quote is worked out
What shapes the price:
- Specialist products, such as fire-rated or hygienic sealants
- Induction, permit and paperwork requirements
- Access and working height
- The size and state of each joint
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we’ll explain how it’s made up.
Details that help us quote
Good information means a firmer quote. When you get in touch, include:
- Specification clauses that apply
- Clear photographs of the problem areas
- How the joints are reached, and at what height
- The site address and postcode
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to phone 01277 525 020 or email a schedule or drawings.
When to call us in Rock
On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is when untested combinations creep in, which then have to be put right.
Common reasons buildings call us in:
- Unsealed openings around new pipes and cables
- Fire-stopping items raised at inspection or handover
- Expanding foam used as fire stopping
- Openings found when ceilings come down for a refit
Holiday works at schools like St Mary's CofE Primary School often leave service openings to seal before pupils return.
Comparing quotes
- Can the work be phased to keep areas open?
- How the existing material will be dealt with
- What site paperwork they can supply
- The terms of the workmanship guarantee
When to bring in a specialist
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong normally costs more in the end than doing them right.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Metal pipes
Metal pipes conduct heat, so their details often call for extra measures along the pipe, and the tested detail may ask for insulation beyond the wall. If the detail needs something beyond sealant, we tell you.
Drylining partitions
Holes in board are often cut larger than needed. If the gap exceeds the tested range, sealant alone won’t do, and the detail may call for board patching or another product.
Rock: questions and answers
What does the BS 476 change mean for fire-rated sealant in Rock?
Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. The designer or fire engineer sets the specification, and we install the product to the manufacturer’s tested detail.
Is a smaller place like Rock outside your area?
No. Small places get the same service as large ones. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Can you fit around our working hours?
The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.
Do you hold CHAS accreditation?
Yes. We are CHAS accredited and a Constructionline member.
Do you guarantee your work?
Yes. It runs for twelve months and covers how we prepared and sealed the joints, though not damage or work by other trades.
What do you charge?
It depends on the job: quantities, access, the product and any phasing. Call for a fixed quote and we’ll price it properly.
How long do sealant joints last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
