Expansion joint sealing in Rock, done properly

The seal is what lets a movement joint do its job. Once it fails, water, grit and debris get in. Dealt with early, it stays a sealant job rather than a concrete or masonry repair. We work on precast concrete panel joints, podiums and floor movement joints and blockwork control joints, and the failures we’re asked to look at most are joints where the bead has lost adhesion and torn sealant in brick or block movement joints. Facilities teams, main contractors and managing agents in Rock tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

In and around smaller places like Rock, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Whether it’s a farm store turned workshop or a storage unit, the joints need a product that suits the traffic.

Every job ends the same way: guaranteed. You get a 12-month guarantee on our workmanship, and the quote explains what it covers.

From enquiry to sign-off

Tell us your site hours and access windows and we will plan around them. On the day, the work area is kept contained and tidy, and we check in with your contact before moving on to each new area. Smaller jobs around Rock can be grouped with others nearby, which keeps travel down. You’ll have a fixed quote before work starts.

  1. We assess the joints on site or from photographs, noting widths and how each has failed.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Depth is controlled with backing, the faces are primed where the maker calls for it, then the bead is laid and tooled.
  6. We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.

That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic. Rock lies roughly 43 miles out from central London. The South East has large numbers of industrial estates and warehouses along the motorway corridors; their floors carry heavy traffic every shift.

Building owners, agents and FMs in Rock

When you manage a building on behalf of an owner, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.

Rock: questions and answers

Is Rock too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Will our site in Rock have to close for joint sealing?

Normally not: we work in sections and hand each one back once it has cured. Tell us which hours and entrances we can use and we will plan from there.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Do you guarantee expansion joint work?

Our workmanship on movement joints carries a 12-month guarantee. The guarantee covers how we sealed, not damage caused afterwards.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Can you seal car park deck joints?

Yes. These joints take wheels, salt and water, so product choice matters, and we will tell you if any edges need repairing first.

Can staff carry on working while you are here?

Usually, yes. We phase the work so most of the building stays in use, with each area protected and signed.

What we can’t put right

A few problems need another trade or a different fix, and we point that out rather than sealing over them:

  • Cracking or settlement that calls for an engineer’s assessment
  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)

Not sure which it is? You can phone 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

Quoting for work in Rock

The price varies from site to site. It mainly depends on:

  • Which sealant the job calls for
  • The site’s rules and procedures
  • Phasing around occupants
  • Location, for remote and island sites

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

Sending details for a quote

The more we know, the firmer the quote. When you get in touch, include:

  • Photos of the joints, close up and from further back
  • Any dates the work must fit around
  • What the building is and how it’s used
  • Approximate linear metres or a joint schedule

Tell us about the building, the joints and when you need the work done, and we’ll put a fixed quote together. The easiest way is to call the office on 01277 525 020 or use the quote form.

Aftercare for building managers

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Keep racking legs and heavy point loads off floor joints
  • Include every elevation and deck joint in periodic inspections
  • Keep scrapers and ploughs from dragging across joint sealant

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth and we will tell you when each bay or area can reopen. Keeping the area coned off until then avoids tyre marks and damage.

On a multi-storey car park, a failed joint normally shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Resealing early limits the damage.

How the job changes by surface

Podium joints

On podiums, the joint can belong to a larger waterproofing detail. We reseal the joint where sealant is the specified fix.

Cladding panel joints

Metal and composite panels shift considerably as temperatures change. The joints need a low-modulus sealant with enough movement capability in a colour confirmed for that product.
