Floor joint sealing for commercial buildings in Ringwould

A working floor can rarely be closed for days on end, so we phase the work aisle by aisle or bay by bay. Share your site hours and access windows and the programme is built around them so the rest of the operation keeps going. If you’re dealing with a gap opening alongside old joint filler and unfilled floor joints collecting dirt and grit, we can help, on construction joints, joints along racking aisles and loading bays alike. Whether you call it commercial sealant work, mastic application or joint sealing, in Ringwould it comes down to the same thing: the right product in a properly prepared joint.

For a site near Ringwould, measurements and photographs up front mean one trip where possible. Tell us the joint widths if you can, and what drives or walks over them.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Different surfaces, different methods

Semi-rigid joint fillers

For trafficked warehouse joints, semi-rigid fillers are common. They are installed to the depth the manufacturer specifies and finished flush.

Retail and showroom floors

We plan shop-floor work so trading can continue. Tell us your site hours and access windows and we will plan around them.

Floor joint sealing around Ringwould: how the place shapes the job

With the shore within about 2 miles, Ringwould counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, and edges left open tend to break up faster. Central London is about 67 miles from Ringwould. The roads out of London are lined with trade parks and distribution sheds; their floors carry heavy traffic every shift.

In a school such as Kingsdown and Ringwould CofE Primary School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Hospitals like Victoria Hospital (to the north of Ringwould) have multi-storey or surface car parks whose joints carry vehicles round the clock.

Ringwould is about 2 miles south of Deal, in Kent. Across the CT14 postcode area, it works the same way: send details, get a fixed quote, we seal, and the work is guaranteed. Across Kent, 931 places are covered, including Ringwould. For work in that direction, see our London page (67 miles or so).

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so the building keeps working while we do.

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.

Site staff or a sealant specialist?

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.

Your questions answered

Can being near the sea in Ringwould affect the sealant we need?

It can. Driven rain and salt are tougher on outside sealant than sheltered inland conditions. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.

Is Ringwould too small for you to travel to?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.

What happens if old sealant might contain asbestos?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Can you send site paperwork?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so frost, rain or cold mornings can delay outside work. Inside work is seldom held up.

Do you seal on top of existing sealant?

No. We cut the old material out and clean the joint back before sealing, since fresh sealant will not bond reliably to aged material.

Do you repair broken joint edges?

We check the edges as part of the survey. Damaged edges are flagged up front, so nothing is filled that won’t hold.

Diagnose, treat, sign off

The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. For work around Ringwould, we aim to finish in one visit, so photographs and measurements up front really help. That way the right products come on the day.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. The area is handed back once it has cured enough to take traffic.

Related advice

Why deal with it now?

Duct tape or a general builders’ sealant can seem to buy some time. None of it is designed for wheel loads and traffic soon pulls it out. A product chosen for the traffic and movement does the job once. Converted and older buildings near places like Ringwould tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.
