How commercial sealant contractors works in CT14
Mastic Doctor has been sealing joints for businesses and contractors since 2005: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. Site teams most often ask us about hardened, chalky sealant on south-facing or exposed elevations and frame sealant that has cracked, shrunk or pulled away, across kitchen worktops and splashbacks, movement joints in walls and floors and external facade joints.
The first thing on site is a walk round with your contact, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in.
- Site photos, drawings or a visit tell us what’s there and how it has failed.
- You get a fixed quote covering removal, preparation and the new sealant.
- We agree the order of work, access windows and site hours with you.
- Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
- Depth is set with backing, then the sealant is applied, tooled and the area tidied.
- We hand back each area with its cure time and our 12-month guarantee.
What affects the price in CT14
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Why choose Mastic Doctor

Ask for a quote
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Share whatever details you have and we’ll fill any gaps with a visit.
Local landmarks in Deal
Around Deal, our work takes us to commercial buildings near Betteshanger Park, St Saviour's and Castle Community College, among other places. Other local landmarks include Deal Parochial Church of England Primary School (less than half a mile south-east) and Brickmakers Arms (under half a mile north-east). The closest station to Deal is Deal station, about 0.5 miles north-east of the centre. Other landmarks nearby include Kent Museum of the Moving Image (0.6 miles north-east) and Deal Castle (0.5 miles east).
Where commercial joints are in CT14
From Dover, Deal and Walmer outwards, CT14 has a broad spread of commercial premises: shops, offices, hotels, restaurants and units. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.
Around the motorway corridors of the South East, business parks and industrial estates are common, and CT14 is part of the area we cover. CT14 includes coastal places, where facades, frames and external slabs take more weather than inland. We take that exposure into account when choosing the product.
Deal: In hotels such as Queens Hotel, which lies north-east of Deal, refurbishments usually mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. Shops and cafés around stations like Deal station (to the north-east of Deal) trade from early, so work is timed around them.
Owners, agents and contractors
When you manage a building on behalf of an owner, you need clear quotes and clear reporting. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
How the quote is worked out
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The site’s rules and procedures
- Working within restricted access windows
- The total length or number of joints
- Removal of failed or old sealant
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.
What we need to price the job
The more we know, the firmer the quote. When you get in touch, include:
- What the building is and how it’s used
- The product your specification calls for
- Whether an asbestos survey exists
- How the joints are reached, and at what height
Send us photos, drawings or a joint schedule are often enough for a fixed quote. Where a site visit makes more sense, we will arrange one.
How the job changes by surface
Facade and cladding joints
Panel joints on cladding and rendered facades open and close with the temperature. They need a sealant with the right movement capability, laid at the right depth. Access, such as scaffold already up, is agreed before the price is fixed.
Movement joints in walls and floors
A trafficked floor joint needs a different product from a wall joint. The choice comes down to how much the joint moves and what runs over it, and tell you if the edges need repairing first.
Why act early?
Spot repairs have their place. If the rest of the bead is the same age and product, though, it’s typically close behind, and a second visit means paying for access and set-up again. We can price both options so you can decide on the facts.
Questions to ask before you book
- Which product they’ll use, and why it suits the joint
- What level of public liability insurance do they hold?
- Their pre-qualification and accreditations
- How long is the guarantee, and what does it include?
Honest limits
Not every problem is a sealant problem, and we’re upfront when that’s the case. It won’t fix:
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
- Structural cracks or movement the joints weren’t designed for
- Faulty windows rather than failed perimeter sealant
Questions we are asked in CT14
Do you take on multi-site sealant work?
Yes. We regularly take on multi-site work and planned maintenance programmes, quoted per building or as a package.
Do you work to architects’ specifications?
Yes. Send it with your enquiry, and the quote will be based on it.
What guarantee do you give on resealing?
Our workmanship is guaranteed for 12 months. We are fully insured for public liability as well.
Can weather delay the job?
Outside, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Do you hold CHAS accreditation?
Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.
Do you work directly for building managers?
Yes, and through main contractors too. You send the details, we return a fixed quote, and the job is done and signed off.
How long does a typical visit take?
That varies with the scale of the job, but the work normally takes a few hours for one area, or a planned series of visits across a bigger building. For bigger or phased jobs, we’ll set out a timescale with the quote.
