Fire stopping across Ringwould
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
What sets the cost
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- The total length or number of joints
- Phasing around occupants
- How much existing material needs removing
- Any access equipment needed
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
Sending details for a quote
However big the job, these details speed things up:
- Where the site is, with the postcode
- The asbestos register, for older buildings
- A wide shot and a close-up of the area
- The type of building and who uses it
Tell us about the building, the joints and when you need the work done, and we will put a fixed quote together. To get it moving, ring 01277 525 020 or use the quote form.
How we handle fire stopping in Ringwould
Fire-rated sealant suits many small service penetrations: copper and steel pipes, cables and some small ducts where the tested detail allows. Larger openings and some plastic pipes call for collars, wraps, batts or boards instead. If the detail calls for something other than sealant, we say so rather than force sealant into it. If you have fire-rated sealant that has cracked or shrunk back and openings found when ceilings come down for a refit, we can put it right, on pipe penetrations, joints between fire-resisting walls and floors and linear gaps at wall heads alike. One point of contact handles commercial sealant work in Ringwould from the first photos to the final walk-round, whether it’s one building or several.
Rural conversions around Ringwould can put new fire-resisting partitions inside older structures. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.

Diagnose, treat, sign off
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and we clear our waste as we work. If others near Ringwould need work, visits can be combined. A fixed quote is given before anything starts.
- First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Getting the site ready
- Have the specification and drawings to hand
- Point out any areas we must not close
- Tell us what induction or permit system the site runs
Quotes
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photos and a few notes.

Leave it or put it right?
Open penetrations multiply: every new cable or pipe adds another. A schedule that is dealt with regularly stays manageable, rather than turning into a full building survey and reseal. Halls, stores and units around places like Ringwould may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Where services cross fire walls in Ringwould
Ringwould lies roughly 67 miles out from central London. Tenant changes on commuter-belt business parks mean regular fit-outs, and new services through compartment walls, and the gaps need sealing with the specified product. Approved Document B is the English guidance that covers fire stopping around openings and penetrations. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. What we install is set by the specification, and it goes in to the tested detail.
Schools such as Kingsdown and Ringwould CofE Primary School often have new data and services installed during holidays, and penetrations through fire-resisting walls should be checked afterwards. Wherever services are added at a hospital such as Victoria Hospital, 2.5 miles to the north of Ringwould, the compartment line has to be made good with the specified product.

Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Agree the fire-stopping specification before services go in
- Have penetrations checked while they can still be seen
- File the specified details where the next contractor can find them
- Leave fire sealant to cure fully before covering it
During planned inspections, look at seals in risers, cupboards and voids. Look for cracks, unsealed new cables and gaps that have been enlarged and get them dealt with.
Write fire stopping into the scope of any work crossing a compartment wall or floor. Then the seal goes in while the area is open instead of being left for someone else.
What sealant work can’t fix
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:
- Writing the fire-stopping specification
- Large openings beyond what any sealant detail covers
- Fire risk assessments, a job for a competent assessor
If you are not sure, just speak to us on 01277 525 020 or email the details over and we’ll give you a straight answer before you book.
What we seal
- Joints between fire-resisting walls and floors
- Pipe penetrations
- Service gaps in risers

Your questions answered
Can you work on a hospital site such as Victoria Hospital?
Yes, hospitals are one of the sectors we cover. We follow the site’s permits, sign-in and infection-control procedures in every area.
Is Ringwould too small for you to travel to?
No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.
Can you tell us what fire stopping our building needs?
No. The specification comes from your designer, fire engineer or building control. Our role is fitting the specified fire-rated sealant, following the maker’s tested details.
Do you work in Scotland as well as England?
Our work covers Greater London, the South East and every Scottish council area. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook says service penetrations should keep at least the fire resistance of the wall or floor.
Do you take on multi-site work?
Yes. Several buildings can share a single quote, and you deal with one contact throughout.
Are you insured?
Yes. Our insurance certificate can be sent alongside the quote.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. We don’t remove asbestos-containing materials.
Common problems we fix in Ringwould
Openings in fire-resisting walls normally appear when services are added or changed. A new cable pulled by an electrician, a pipe rerouted by a plumber or a data run drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.
Any of the following is a good reason to get the joints checked over:
- Builders’ foam or ordinary silicone in compartment walls
- Old intumescent sealant that has split away
- Fire-stopping items raised at inspection or handover
- Hidden openings found during inspections
Halls and meeting rooms at places like Church of St Nicholas sometimes gain new services, and any compartment wall crossed needs the specified seal.
