Floor joint sealing for commercial buildings in Deal

Sometimes the concrete either side of a joint has already spalled. Filling against a crumbled arris won’t hold for long, so we’ll tell you if the joint edges need repairing first and explain how it affects the programme. If you have grimy joint lines spoiling a showroom floor and a gap opening alongside old joint filler, we can help, whatever the surface. Searching for sealant specialists in Deal? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In a town the size of Deal, floor joints are mostly in industrial and trade units, supermarkets and car parks. Small units are often busy, so joints are done at times that suit the occupier.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Work for main contractors and building owners

Facilities managers want contractors who arrive with the paperwork sorted. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Deal can form part of a wider programme across Kent.

On site: what to expect

Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. In a town such as Deal, most jobs are single buildings. Your photos, drawings or a site visit come first, followed by a fixed quote.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. We remove failed material and packed debris until sound concrete is exposed on both faces.
  4. Dust is extracted from the joint and primer applied where the manufacturer specifies it.
  5. Filler or sealant goes in to the right depth and is finished flush with the slab.
  6. We tell you when each zone can carry trucks again and move on to the next.

What we need from you

  • For older buildings, check the asbestos register before work
  • Move anything stored against the joints
  • Tell staff and tenants when we will be in

Why it’s worth doing now in Deal

Painting or coating straight over joints rarely lasts. Joints need their own treatment, whether or not the floor is coated. A failed joint is easier to put right before damp shows inside. After a leak, there’s drying, repairs and redecoration on top.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits, along with the time of year for external work.

Traffic, movement and joints around Deal

With the shore within about 1 mile, Deal counts as a coastal location. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. Deal sits in one of the drier corners of the country, the South East. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open.

For a school such as Castle Community College, playground and building joints can be done in the holidays. Hospitals like Victoria Hospital (to the north-west of Deal) have multi-storey or surface car parks whose joints carry vehicles round the clock.

Deal is about 14 miles east of Canterbury, in Kent. Anywhere in CT14, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. Deal is one of 931 places in Kent on our list for floor joints. There’s a separate page for London, roughly 67 miles from Deal.

Common questions from Deal clients

Our building in Deal is near the coast: does that change the sealant?

It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.

Is a hospital such as Victoria Hospital somewhere you can work?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.

Do you use semi-rigid filler or flexible sealant on floor joints?

There isn’t one answer for a whole floor. Hard wheels need edge support, which points to a semi-rigid filler, and movement joints or perimeters need something flexible. You’ll see the choice for each area in the quote.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

General trades versus a specialist

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

How the job changes by surface

Saw-cut induced joints

Induced joints are sawn into a new slab to control where it cracks. They start narrow and widen as the concrete dries, and on truck routes they need a filler that supports the edges.

Construction joints

Where a day joint crosses a truck route, its edges take heavy punishment. We look at how much they are moving before choosing the treatment.

After the work

After handover, a little attention goes a long way:

  • Allow for topping up joints as a new slab settles
  • Sweep debris out of open joints until they can be filled
  • Respect the cure time before traffic returns
  • Ask drivers not to drag forks or pallets

Walk the main truck routes every few months and look along the joint lines. Watch for filler pulling away from an edge, fresh chipping or grit collecting and keep photographs so changes are easy to compare.

A broken joint on a main route is crossed by every truck on that route. Early treatment protects wheels, loads and drivers as much as the floor.
