Floor joint sealing for commercial buildings in Oxnam

Not every floor joint we treat is in a warehouse. Shops, showrooms and trade counters have joints that take trolleys, foot traffic and scrubber-driers, where a gappy, dirty joint looks untidy and snags castors. A flush, well-finished joint tidies the whole floor. If you have grimy joint lines spoiling a showroom floor and joint fill separating from the concrete, we can help, on construction joints, saw-cut induced joints and loading bays alike. Looking for mastic applicators who cover Oxnam? We’ve been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

In smaller places such as Oxnam, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Slabs and yards take vehicles, rain and frost.

Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Floor joint sealing in Oxnam: the local picture

The east of Scotland, where Oxnam is, gets less rain than the west. Cold winters and gritting are hard on any yard or deck joint left open. Autumn is a sensible time to seal them.

Estates like Oxnam Road Industrial Estate, 2.6 miles north-west of Oxnam, combine warehouse slabs, yards and loading bays, all with joints under wheels. For floors and slabs around Oxnam, the product is chosen for the traffic and the movement at each joint.

Looking after the joints

To get the most from the new sealant:

  • Sweep debris out of open joints until they can be filled
  • Plan for a top-up on newer floors
  • Start with the dock areas, where joints fail soonest
  • Let us know what the floor is cleaned with

Dragged forks and pallets gouge joints and edges alike. Steel tines will mark a good joint over time.

While the concrete edges are intact, it’s a filling job. After the edges go, repairs come into it and that takes longer and closes areas for longer.

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Slab panels that rock or move under load
  • Broken concrete either side of the joint
  • A floor that is out of level for the racking or trucks

Not sure which it is? You can speak to us on 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Retail and showroom floors
  • Saw-cut induced joints
  • Loading bays
  • Forklift and pallet-truck routes
  • Joints along racking aisles
  • Construction joints

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes a day for smaller units, with bigger warehouse floors programmed over several visits, and our waste is bagged and taken away as we go. Where we can, we combine work around Oxnam with other jobs nearby. Let us know if your dates have any give.

  1. We walk the floor and mark up joint widths, edge damage and traffic routes.
  2. The treatment and the zones are set out in a fixed quote.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. Dust is vacuumed out and primer applied where specified.
  5. The joint is filled to its specified depth and trimmed level.
  6. Zones reopen once cured and the work moves on.

Getting the site ready

  • Send any specification or drawings in advance
  • Flag any permit to work we will need
  • Clear stock, furniture or equipment away from the joints

Retail and showroom floors

Retail work is phased around trading. Give us your opening pattern and access windows and the phasing follows.

Loading bays and dock areas

Bays can be treated one or two at a time so goods in and out carry on. Tell us your site hours and access windows and we will plan around them.

Questions we are asked in Oxnam

Can you work at a site such as Oxnam Road Industrial Estate, by Oxnam?

Yes. We cover Oxnam and the area around it, including industrial estates, business parks and retail parks such as Oxnam Road Industrial Estate. To start, just call the office on 01277 525 020 or email drawings and photos with the unit, the joints involved and your access times.

Is Oxnam too small for you to travel to?

No. Places such as Oxnam are covered as much as the big towns. Every Scottish council area is within our area. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How many days will you need on site?

It depends on the scope, though a typical visit typically takes anything from a day for one loading bay to several days for a large floor, split into phases. For bigger or phased jobs, we will set out a timescale with the quote.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so we will ask for the register before work on an older building. If anything suspect turns up, we stop until it’s tested.

Should floor joints be filled or sealed?

It depends on the traffic and the movement. Trafficked joints on truck routes usually need a semi-rigid filler to support the edges, while joints that move more take a flexible sealant.

Is it fine to apply new sealant on top of old?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Building owners, agents and FMs in Oxnam

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Oxnam. Several sites can go on one quote, so there’s one set of paperwork to deal with.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules.

What happens if it’s left?

Painting or coating straight over joints rarely lasts. Joints need their own treatment before or alongside any coating work. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.
