Questions we are asked in Ancrum

Is Ancrum too small for you to travel to?

Not at all: smaller places are covered as well as towns. We work across every Scottish council area. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Do we have to stop operations in Ancrum while the joints are sealed?

In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. The phasing plan comes with the quote.

Do your applicators hold CSCS cards?

Yes. Should the site need card details in advance, let us know and we’ll send them with the quote.

Are you fully insured?

Yes. We are fully insured, and the certificate can go with your quote.

Can you fill joints where the arrises have spalled?

A filler needs sound edges to grip. We will tell you if the joint edges need repairing first and set out how that affects the job.

How long will the new sealant last?

Nobody can honestly give a figure in years, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.

How do you choose the sealant?

If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

Floor joint sealing in Ancrum

Some joints reach us with their edges already broken. Filling against a crumbled arris won’t hold for long, so if the edges need repair before any filling, we’ll say so and explain how it affects the programme. If you are dealing with a rough ride across broken joints and joint fill separating from the concrete, we can help. One point of contact handles commercial sealant work in Ancrum from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Around smaller Scottish places like Ancrum, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Concrete slabs and yards there take vehicles and weather.

We sign every job off with a 12-month guarantee. The promise is simple: if our work fails within that year, we put it right.

Leave it or put it right?

Every jolt over a broken joint passes into the truck, the load and the driver. Wheels and bearings wear faster and loads can shift, adding costs nobody plans for. A filled joint takes most of that out. For buildings near Ancrum, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

From enquiry to sign-off

We bring the products specified for the job, along with primers and backing rod. Any old material is cut back to clean, sound faces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Travel to smaller Scottish places like Ancrum is planned so the job is finished in one visit where possible, so photos, sizes and a full list matter. Outside work also needs a suitable weather window.

  1. A floor survey records every joint, its edges and what crosses it.
  2. The treatment and the zones are set out in a fixed quote.
  3. Each joint is cut or routed back to clean, sound concrete.
  4. We extract the dust and prime the faces if the product needs it.
  5. The joint is filled to its specified depth and trimmed level.
  6. We hand each phase back when it can take traffic.

What we need from you

  • Agree which areas must stay open
  • Tell us what induction or permit system the site runs
  • Have the specification and drawings to hand

Specifications, drawings and tender packages are welcome with any enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Floor joint sealing in Ancrum: the local picture

Ancrum is in the east of Scotland, which is drier than the west. Frost and winter road salt still work into open joints in car parks and yards. Autumn is a sensible time to seal them. Ancrum has two named business or industrial parks inside a 3-mile radius. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

At places like Bongate Industrial Estate, 2.6 miles south-east of Ancrum, joints are sealed a section at a time so operations carry on.

Ancrum is about 10 miles north-east of Hawick, in the Scottish Borders. We cover Ancrum, with the same fixed quotes and 12-month guarantee as everywhere else. Ancrum is one of 91 places in the Scottish Borders on our list for floor joints. Our Edinburgh page has more on work in that area (38 miles or so).

Work on floor joints is covered throughout TD8, for business premises of every kind. Streets here include North Myrescroft, Myrescroft Road and West Myrescroft. Sites close to Ancrum are covered too, including Jedburgh (3 miles south-east), Nisbet (3 miles east), Belses (4 miles west), Maxton (4 miles north) and Greycrook (4 miles north-west). Work for main contractors and building owners

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we will confirm with the quote.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so the building keeps working while we do.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • A floor that is out of level for the racking or trucks
  • Slab panels that rock or move under load
  • Broken concrete either side of the joint

If you are not sure, just call 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

Where we work in Ancrum

  • Saw-cut induced joints
  • Loading bays
  • Forklift and pallet-truck routes
  • Retail and showroom floors
  • Joints along racking aisles
  • Construction joints

When to call us in Ancrum

A slab keeps shrinking for a long time after it is cast, and the saw cuts are there so it cracks in straight, controlled lines. Each panel pulls back as it shrinks and the joints open up, and a filler placed early can part company with one face.

These are often picked up first by site or facilities staff:

  • Chipped and spalling edges along forklift routes
  • Dock area joints that have failed first
  • Trucks and loads jolting over damaged joints
  • Joint fill separating from the concrete

If you manage units on an estate such as Station Industrial Estate, 2.4 miles to the south-east of Ancrum, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch.

Comparing quotes

  • What the guarantee covers, and for how long
  • Do they follow the manufacturer’s priming guidance?
  • Their public liability cover
  • The named product and why it was chosen

Maintenance after handover

To get the most from the new sealant:

  • Hold traffic back until the product has cured
  • Walk the main routes and inspect joint lines on a regular cycle
  • Start with the dock areas, where joints fail soonest
  • Expect fillers on young slabs to need a top-up

Young concrete carries on shrinking, so some fillers part slightly from one face. It is a known trait of new floors and a later top-up deals with it in most cases.

Joint damage starts slowly and then speeds up. Once the first piece is out, wheels drop further and hit harder so early treatment saves a lot of trouble.
