Common questions from New Town clients

Can you take on a job at a hospital such as Western General Hospital (Edinburgh)?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Does a coastal location like New Town affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

Is New Town in your area?

Yes. New Town is in our area and the rest of Edinburgh, within our coverage of Greater London, South East England and Scotland. To discuss a job, ring 01277 525 020 or email drawings and photos.

Are you CHAS accredited and on Constructionline?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member, which helps with supplier vetting.

How soon can traffic go back on the floor?

Cure times vary with the product and how cold the slab is. We will give you a time for each zone when we agree the phasing.

Will we need to close the floor?

The work is phased. We work aisle by aisle or zone by zone so the rest of the floor stays in use around the site hours and access windows you give us.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Floor joint sealing in New Town, done properly

We have been sealing commercial joints since 2005. Our CSCS-carded applicators follow your site induction and rules, and the business is CHAS accredited and a Constructionline member holding public liability insurance. Finished floor joints in New Town carry our 12-month guarantee. We work on forklift and pallet-truck routes, saw-cut induced joints and construction joints, and what we’re called in for most is grimy joint lines spoiling a showroom floor and failing joints at loading bays and dock doors. Looking for mastic applicators who cover New Town? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Older stone buildings in Scotland’s cities often have later extensions, with movement joints where old meets new. They need the right movement class and correct width and depth to last.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

For managing agents and facilities managers

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Diagnose, treat, sign off

Working in a building that stays open takes some planning. We sign and contain the area we’re in, with routes through the building left open and move on in phases so staff and visitors can carry on around us. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Pass on the site’s contractor rules when you get in touch.

  1. Each area is assessed for joint width, arris damage and the wheels that cross it.
  2. A fixed quote follows, listing the treatment for each area and the order of work.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. Each phase reopens when the product is ready for wheels, then we start the next.

What we’re called out for in New Town

Joints near dock doors see colder air, rain blown in and water off vehicles, as well as the tightest turning loads. They are often the first on a site to break down.

Things that normally lead to an enquiry:

  • Failing joints at loading bays and dock doors
  • Cracked and crumbling joint fill
  • A rough ride across broken joints
  • Saw-cut joints left open and packed with grit

University campuses such as University of Edinburgh - Lauriston Campus, 0.7 miles south of New Town, have car parks, paved walkways and building elevations with movement joints.

What to look for in a quote

  • How joint depth will be controlled
  • How long is the guarantee, and what does it include?
  • Will CSCS-carded applicators be on site?
  • Will failed sealant be removed rather than covered?

Choosing a commercial sealant contractor

General trades versus a specialist

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Why deal with it now?

Some runs only need partial renewal or topping up. If old material is sound on one face and only a fine gap has opened, it may not all have to come out, and we’ll say which joints need what. Scottish city buildings take plenty of rain, and failed external joints let it into stone walls and around frames. Resealing promptly protects the stone and the interior.

The price depends on how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Traffic, movement and joints around New Town

The sea is no more than about 2 miles from New Town. Near the sea, external slabs, ramps and decks see salt air and driven rain as well as their usual loads, which is why split joints are worth sealing before the edges deteriorate. New Town is on Scotland’s drier eastern side. Frost and de-icing salt still find their way into open external joints. Sealing them before winter limits the damage.

Retail centres such as Waverley Mall (to the south-east of New Town) have floors, service yards and car parks with joints under constant traffic. Phasing is what makes joint work possible on busy sites such as Stewartfield Industrial Estate (1.1 miles north-east of New Town): one bay, aisle or car park row at a time.

Aftercare for building managers

Regular inspection catches problems early. In particular:

  • Walk the main routes and inspect joint lines on a regular cycle
  • Respect the cure time before traffic returns
  • Put loading bays at the top of the list
  • Tell us about strong cleaning chemicals before we quote

Walk the main truck routes every few months and look along the joint lines. Watch for filler pulling away from an edge, fresh chipping or grit collecting, and photograph anything that changes.

Regular inspection catches failing fills before the edges go. A phased plan, worst routes first, spreads the work out so nothing is left to fail.
