Floor joint sealing in Bughtlin

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

What happens if it’s left?

Waiting for a site-wide shutdown often means the joints keep getting worse. Phased in zones, the busiest routes can be treated first and the remainder follows on a plan that suits you. In a tenement or shared city building, water from a failed joint can reach other owners’ property. Acting early avoids disputes and bigger repairs.

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why us?

  • Old sealant cut out, never sealed over
  • A Constructionline member, so easy to vet
  • Our applicators hold CSCS cards
  • Fully insured, including public liability cover

Floor joint sealing in Bughtlin, done properly

A working floor can rarely be closed for days on end, so the work is split into zones and treated one area at a time. Tell us your site hours and access windows and we’ll plan around them, with goods still moving in the areas we aren’t in. We work on construction joints, retail and showroom floors and forklift and pallet-truck routes, and what we’re called in for most is open saw cuts full of debris and joint fill separating from the concrete. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Bughtlin, preparation and product choice get the time they need.

Around the edges of Scotland’s cities are warehouses, trade counters and distribution units, each with saw-cut and construction joints under forklifts and pallet trucks. The right filler or sealant, laid in phases, keeps them operating.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

What we can’t put right

A few problems need another trade or a different fix, and we say so rather than covering them up:

  • A failing floor coating, which is a flooring contractor’s job
  • Level or flatness problems across the floor
  • Unstable slabs moving under traffic

Not sure which it is? You can speak to us on 01277 525 020 or email drawings and photos and we will tell you honestly.

Where we work in Bughtlin

  • Saw-cut induced joints
  • Retail and showroom floors
  • Joints along racking aisles
  • Forklift and pallet-truck routes
  • Construction joints
  • Loading bays

Surface by surface

Retail and showroom floors

We plan shop-floor work so trading can continue. Give us your opening pattern and access windows and the phasing follows.

Semi-rigid joint fillers

A semi-rigid fill can separate along one side while a slab is still shrinking. That is normally dealt with by topping up later and we’ll flag it at quote stage.

Where floor joints take the most wear near Bughtlin

With the shore within about 2 miles, Bughtlin counts as a coastal location. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, which is why split joints are worth sealing before the edges deteriorate. Bughtlin is on Scotland’s drier eastern side. Freezing weather and salt still attack open external joints. Resealing before the cold months helps protect the edges.

For a school such as Craigmount High School, playground and building joints can be done in the holidays. If you manage units on an estate such as West Craigs Industrial Estate, which lies south-west of Bughtlin, the floor joints under forklifts and pallet trucks and the slab joints in the yard are the ones to watch. At places like Corstorphine Retail Park, which lies south-east of Bughtlin, joints are sealed a section at a time so operations carry on.

Bughtlin is about 4 miles west of Edinburgh, in Edinburgh. Any commercial site in Bughtlin is covered. Bughtlin is one of 174 places we cover in Edinburgh.

Quoting for work in Bughtlin

There’s no standard rate for sealant work, because every site is different. What we take into account:

  • How much existing material needs removing
  • How accessible the joints are
  • The total length or number of joints
  • The product specified

No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • Asbestos survey details if the building is older
  • When you need the work done
  • Access details, including height
  • Where the site is, with the postcode

For a fixed quote, ring 01277 525 020 or send photos by email. Our quote form is another easy route.

For managing agents and facilities managers

Hospitality, education, healthcare, office and retail clients book us directly too. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Common questions from Bughtlin clients

Will you take on work at estates like West Craigs Industrial Estate, close to Bughtlin?

Yes, sites like West Craigs Industrial Estate are within our area, along with the rest of Bughtlin. A few photos and the unit address let us price the work.

Does a coastal location like Bughtlin affect which sealant is used?

It can. Coastal exposure works external joints harder than inland weather. We check the specified product suits the exposure and pay close attention to preparation.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

Will you just go over the old sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

How long does a typical visit take?

That varies with the scale of the job, but the work typically takes a day for smaller units, with bigger warehouse floors programmed over several visits. For bigger or phased jobs, we’ll set out a timescale with the quote.

How do we get a quote for floor joints?

A rough joint length, a few photos and a site plan let us give a quick quote. For larger floors, a site visit is often best, and you can speak to us on 01277 525 020 or send photos by email to arrange it.

Our process

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. Where the sealant needs time to cure before use, we tell you and sign the area. City jobs in Bughtlin usually need parking and loading planned. Tenement closes, shared stairs and factor approvals may also be involved.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. The quote fixes the price, names the filler or sealant and shows how the floor will be zoned.
  3. Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
  4. Dust is sucked out of the joint and a primer used if the product data sheet asks for one.
  5. The chosen product is placed to its specified depth and trimmed level with the floor.
  6. We tell you when each zone can carry trucks again and move on to the next.

Preparing the site

  • Point out any areas we must not close
  • Confirm the product named in the specification
  • Clear stock, furniture or equipment away from the joints
