Floor joint sealing across North Ayrshire: what to expect
We have been sealing commercial joints since 2005. Applicators carry CSCS cards and work to your site rules, and we are CHAS accredited and a Constructionline member, with public liability insurance in place. Completed joints come with a 12-month guarantee on our workmanship. The enquiries we see most involve old filler gone hard, cracked or loose and failing joints at loading bays and dock doors, across saw-cut induced joints, forklift and pallet-truck routes and joints along racking aisles.
Occupied buildings need a little choreography. We sign and contain the area we’re in, with routes through the building left open and work section by section so the rest of the building stays in use.
- We look at joint widths, edge condition and the traffic on each route.
- You get a fixed quote with the product and the phasing set out.
- Each joint is cleared of old fill and dirt and taken back to clean, sound edges.
- We vacuum each run and prime it if the chosen product requires a primer.
- The chosen product is placed to its specified depth and trimmed level with the floor.
- Each phase reopens when the product is ready for wheels, then we start the next.

Landmarks near Irvine
Locally, jobs take us to sites close to Irvine, Greenwood Academy and Irvine Royal Academy, among other places. The closest station to Irvine is Irvine station, roughly 1.2 miles south-west of the centre. Well-known places in the area include The Vennel Gallery (0.7 miles south-west) and Ayrshire Central Hospital (1.3 miles north-west). Not far away are Stevenston Loch.
Floor joint sealing across North Ayrshire: the area picture
Sites across North Ayrshire rarely stop for joint work, so we phase it bay by bay, aisle by aisle or deck by deck.
The west of Scotland is wetter than the east, but external sealing anywhere in Scotland needs a dry joint and the right temperature, with a little give in the programme for wet or frosty days. In the parts of North Ayrshire near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.
Irvine: Hospital campuses such as Ayrshire Central Hospital, 1.4 miles north-west of Irvine, grow in stages, leaving movement joints wherever new blocks meet old. At places like Heatherhouse Industrial Estate, 1.3 miles to the south-west of Irvine, joints are sealed a section at a time so operations carry on.
Maintenance after handover
A few simple habits keep the new joints working:
- Mention any aggressive cleaning regime at quote stage
- Hold traffic back until the product has cured
- Photograph any joint that starts to chip
- Sweep debris out of open joints until they can be filled
Dragged forks and pallets gouge joints and edges alike. Steel tines will mark a good joint over time.
Every vehicle on a busy aisle hits a damaged joint. Sorting it early looks after your equipment as well as the slab.
Why it fails
Oil, laitance, dust and old cleaning chemicals build up inside joints. Without cutting back to sound, clean concrete the new filler can’t stay bonded.
Most enquiries start with something like this:
- Sealant pulled out along a truck route
- Grimy joint lines spoiling a showroom floor
- Failing joints at loading bays and dock doors
- A gap opening alongside old joint filler
Why deal with it now?
Broken joints shake trucks, stock and operators alike. That means extra wear on wheels and a rougher ride for staff, which nobody budgets for. A properly filled joint smooths the route.

How the job changes by surface
Isolation joints at walls and columns
Isolation joints separate the slab from walls, columns and plinths so it can move independently. Something flexible normally suits them, not a stiff filler.
Semi-rigid joint fillers
A semi-rigid fill can separate along one side while a slab is still shrinking. A later top-up usually puts that right, and we will explain it when we quote.
When to bring in a specialist
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Your questions answered
How do you choose the sealant?
Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
What happens if the joint edges are damaged?
We check the edges as part of the survey. Where they have broken away, we’ll tell you before quoting the filling so the filling isn’t wasted.
Can weather delay the job?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Can you phase floor joint work around operations?
The work is phased. Areas are taken out of use a section at a time around the site hours and access windows you give us.
Is North Ayrshire in your area?
Yes. Sites across North Ayrshire are covered.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance.
Do you offer coloured sealant?
That depends on the product. Some ranges are wide, others limited, so we’ll confirm the colours available for the specified product with the quote.
