Commercial sealant contractors across KA12: what to expect
Most of the buildings we seal stay open while we are there. Tell us your site hours and access windows and we’ll plan around them. It’s the same approach in offices, retail units, hotels, schools and healthcare buildings. We work on external facade joints, movement joints in walls and floors and kitchen worktops and splashbacks, and what we are called in for most is frame mastic that has hardened and come away from the wall and expansion joints with the sealant torn out.
When we get to site, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself typically taking anything from part of a day on a short run of joints to several weeks on a large phased package.
- We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, and a site visit is booked where it helps.
- We work out why the joints have failed and fix a quote for the agreed scope.
- We plan around your site hours and access windows, phasing the work where areas have to stay in use.
- The failed bead is removed and the joint faces cleaned until they’re sound and dry.
- Backing and primer go in where needed, then the chosen sealant is applied and tooled.
- Each area is inspected, signed off and backed by our 12-month guarantee.
What affects the price in KA12
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we’ll explain how it’s made up.

Near you in Girdle Toll
Around Girdle Toll, our work takes us to commercial buildings near Irvine, Greenwood Academy and Irvine Royal Academy, among other places. The nearest railway station is Irvine station, roughly 0.8 miles south-west. A little further out are Ayrshire Central Hospital (1.1 miles north-west) and Wellwood Burns Centre and Museum (under half a mile south-west). For a walk, there’s Stevenston Loch.
Commercial sealant contractors across KA12: the area picture
The commercial stock in KA12 mixes older town-centre buildings with newer offices and units, in places such as Irvine, Girdle Toll and Broomlands and beyond. Surfaces decide the sealant, from masonry to powder-coated frames and shop-fit panels.
Across KA12, outside sealant work is planned around the weather, so we keep some flexibility in the dates. Coastal places in KA12 often have hotels, guest houses and holiday accommodation with busy seasons, which makes the quieter months a good time for sealant work.
Girdle Toll: Refits at hotels like Eglinton Arms Hotel (less than half a mile south-west of Girdle Toll) bring joints at vanity tops, bars and reception desks that guests see every day. If you have premises on more than one site, say at Riverway Retail Park and Heatherhouse Industrial Estate, one contractor and one quote can cover both.
Work for main contractors and building owners
If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.
Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.
When something else is needed
Being straight saves everyone time. New sealant won’t cure:
- Faulty windows rather than failed perimeter sealant
- Walls or slabs moving more than any sealant can take
- A dripping trap, valve or pipe behind a fitting
Maintenance after handover
For the best life from the joints:
- Respect the cure time before reopening an area
- Add sealant to the planned maintenance inspection list
- Look at the sealant around anything that has been moved or replaced
- Keep abrasive pads and scrapers off resealed joints
Give fresh sealant time to cure before it’s cleaned, wetted or walked past. Cure time varies with the product, conditions and depth of the joint, so we confirm it for each area at handover. Leaving the area closed until then keeps the bead neat.
A failed external joint lets water in every time it rains. It can run into cavities, insulation and internal finishes long before anyone sees a stain. Catching it at the sealant stage avoids the bigger repair.
Cost factors for sealant joints
Sealant work doesn’t have a standard rate, since sites vary so much. What we look at:
- How accessible the joints are
- Which sealant the job calls for
- Removal of failed or old sealant
- Joint width, depth and condition
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.
Details that help us quote
There’s no need for a formal survey. A few details are enough to get going:
- Anything awkward about access or site hours
- Approximate linear metres or a joint schedule
- Asbestos survey details if the building is older
- What the building is and how it’s used
Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, ring 01277 525 020 or send photos by email.
Why it fails
If sealant tears through its centre, it has failed cohesively. That usually means the joint stretched further than the product could cope with because the bead was too thin, the joint over-stretched or the movement class wrong. Replacing it like for like rarely holds, which is why we look at the joint design as well.
Common reasons buildings call us in:
- Earlier reseals applied straight onto the failed bead
- Gaps behind commercial kitchen worktops and sinks
- Hardened, chalky sealant on south-facing or exposed elevations
- Messy, uneven beads from earlier work that let the building down
Common questions from KA12 clients
Do you work in KA12?
Yes. We cover KA12, and you can phone 01277 525 020 or send photos by email to get started.
Is it fine to apply new sealant on top of old?
No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.
Does weather matter for sealant work?
Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.
How long do sealant joints last?
There isn’t a single answer, because life depends on how much the joint moves, how exposed it is and how it’s cleaned and used. Regular checks let you plan resealing before leaks or damage.
Do you take on multi-site sealant work?
Yes, across South East England, Greater London and all of Scotland. Each site gets the same process and a single contact.
What about asbestos in old mastic?
It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.
