Commercial sealant contractors across KA20: what to expect

Getting a price for commercial sealant contractors in KA20 doesn’t need to be drawn out. Our quote form takes photographs, drawings or a schedule of the areas and you can also call the office on 01277 525 020 or email the details over to talk it through. If the joints need seeing in person, a site visit comes first. We work on window and door perimeters, kitchen worktops and splashbacks and external facade joints, and the usual reasons a site gets in touch are expansion joints with the sealant torn out and smeared sealant across finishes from a rushed job.

Where the site stays busy, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then handed back before we move to the next.

  1. Send details through our quote form, or ask for a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Where parts of the building must stay open, the work is phased.
  4. Every failed bead is removed rather than covered.
  5. A suitable product for each joint goes in at the right depth and is tooled.
  6. We check the work with you, and the 12-month guarantee starts.

How we quote

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Why appoint us

  • RAL and finish matching where the product range allows

Commercial premises across KA20

Commercial buildings across KA20 range from older premises altered many times to recent units on business parks. Each building needs the right product for its surfaces, from stone and brick to coated aluminium and laminate.

Tenements in Scotland’s cities are often managed by property factors, with shared repairs agreed by the owners, so mastic work on shared parts may come through the factor. Along the coast in KA20, hospitality buildings tend to be busiest in the summer months, so work is often best planned for quieter months.

Stevenston: A hotel such as The Red Squirrel Hotel, 0.8 miles to the north-east of Stevenston, shows how much sealant a hospitality building has on show, from bathroom joints to the bar. If you have premises on more than one site, say at Hawkhill Retail Park and Stevenston Industrial Estate, one contractor and one quote can cover both.

Keeping the joints sound

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Check sealant as part of routine building inspections
  • Report cracked or peeling sealant early
  • Don’t let cleaning or traffic back on before the cure time is up
  • Check joints after other trades have worked nearby

Later works are the usual way new joints get damaged. When fittings are moved or cabling added, the sealant nearby is easily disturbed, and it’s easy to forget to reseal afterwards. Where work has disturbed a joint, just call 01277 525 020 or email the details over for a quote.

Occupiers often notice failing sealant before the facilities team does, and in a hotel, office or shop it makes the whole space look neglected. Replacing it on a planned cycle keeps complaints down.

Common problems we fix in KA20

No sealant joint is permanent. Its life comes down to movement, UV and weather, how it’s cleaned, how much traffic passes it and what was used in the first place. On a busy commercial site several of those pile up at once.

Look out for the following:

  • Damp patches where an external joint has failed
  • Messy, uneven beads from earlier work that let the building down
  • External beads that have gone brittle and cracked
  • Expansion joints with the sealant torn out

General trades versus a specialist

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

Why deal with it now?

Sealant is often treated as an afterthought by the trade that fitted the element. A specialist applicator takes care of product choice, joint depth and preparation, and they’re where most failures begin. You notice the difference years later, not on the day.

What your quote should include

  • Can the work be phased to keep areas open?
  • Their pre-qualification and accreditations
  • How the joint faces will be prepared and primed
  • What site paperwork they can supply

Honest limits

Honesty saves time and money. New sealant won’t cure:

  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Old mastic that tests positive for asbestos
  • Walls or slabs moving more than any sealant can take

Your questions answered

Could the old sealant in an older building contain asbestos?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

Does commercial sealant work come with a guarantee?

The work is guaranteed for 12 months. Should a joint we sealed give trouble during those 12 months, let us know and we’ll look at it.

Do you seal on top of existing sealant?

No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.

Do you hold CHAS accreditation?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.

How do you keep disruption to occupiers down?

That comes down to planning: we agree access windows, phase the work and keep enough facilities open. Let us know what can’t close and we’ll work around it.

Can you supply RAMS and insurance details?

Send your site requirements with the enquiry, and we’ll confirm the RAMS, insurance and CSCS details with the quote. From you, we’ll need the asbestos information for older buildings and any site rules.
