Commercial sealant contractors in KA24: how it works

Sealant joints are easy to overlook until one lets water in, and in an occupied building failure typically announces itself as a stained ceiling or an unhappy tenant. Mastic Doctor works as a commercial sealant contractor for facilities managers, managing agents and main contractors looking after property in KA24. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. We work on external facade joints, movement joints in walls and floors and window and door perimeters, and the failures we’re asked to look at most are smeared sealant across finishes from a rushed job and wall and floor joints that have lost their seal.

Site rules come first: sign-in, induction and whatever permit system the building uses. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it.

  1. Site photos, drawings or a visit tell us what’s there and how it has failed.
  2. You get a fixed quote covering removal, preparation and the new sealant.
  3. We agree the order of work, access windows and site hours with you.
  4. Each joint is stripped, cleaned back to sound faces and primed where the maker specifies.
  5. Depth is set with backing, then the sealant is applied, tooled and the area tidied.
  6. We hand back each area with its cure time and our 12-month guarantee.

Where commercial joints are in KA24

Across KA24, from Dalry, Meikle Auchengree and Drakemyre to the smaller places between, commercial buildings run from high-street shops and offices to hotels, schools and business parks. Because we cover all of it, multi-site occupiers can bring every building under one quote, with colours matched site to site where the brand needs it.

Work in KA24 comes under Scotland’s own building standards and technical handbooks. Our part is sealing to the specification, whatever the building.

Dalry: Offices and shops close to stations such as Dalry station, 0.5 miles east of Dalry, tend to be busy all day, so sealant work is planned around opening hours. Whatever the building in Dalry, commercial sealant work starts with cutting out the failed bead and cleaning the joint back to sound material.

What sealant work can’t fix

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be one of these:

  • Old mastic that tests positive for asbestos
  • A dripping trap, valve or pipe behind a fitting
  • Cracking that needs a structural engineer to look at it

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Quoting for work in KA24

We price every job individually. The things that drive the figure:

  • Which sealant the job calls for
  • The site’s rules and procedures
  • Travel to remote or island sites
  • Whether the work must be split into stages

Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Details that help us quote

Whether it’s one area or a whole building, the same details help:

  • Whether an asbestos survey exists
  • The postcode of the building
  • Any specification or named product
  • Your programme or deadline

Let us know the site, the scope and your timescale, and we will put a fixed quote together. To get it moving, ring 01277 525 020 or send details through our quote form.

What happens if it’s left?

A failed seal around a window, worktop or panel doesn’t mean the element itself has to go. Often the fitting is sound and the joint is the only thing letting it down. Resealing usually costs far less than renewal, and we will say so if the frame or fitting is life-expired.

What your quote should include

  • Whether primer will be used where the manufacturer specifies it
  • Their pre-qualification and accreditations
  • Will CSCS-carded applicators be on site?
  • What level of public liability insurance do they hold?

Common problems we fix in KA24

A split down the middle of the bead tells a different story. Normally the movement was too much for the sealant chosen because the bead was too thin, the joint over-stretched or the movement class wrong. Replacing it like for like rarely holds, so width, depth and product are checked before we quote.

Any of the following is a good reason to get the joints checked over:

  • Earlier reseals applied straight onto the failed bead
  • Frame mastic that has hardened and come away from the wall
  • Untidy joints in a reception, shop floor or lobby
  • Greasy, split joints in a kitchen or tea point

Questions we are asked in KA24

Do you check for asbestos before removing sealant?

Some older mastics did contain asbestos. That’s why we ask for the asbestos information first, and stop if a material is suspect until it’s tested.

Will your applicators have CSCS cards?

Yes. Should the site need card details in advance, tell us and we will confirm them with the quote.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Can one contractor look after sealant on all our buildings?

Yes. We take on runs of jobs across portfolios as well as single sites.

Can you supply RAMS and insurance details?

The paperwork is agreed with the quote: most clients ask for RAMS, our insurance certificate and CSCS details. Our applicators are CSCS-carded.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.
