How we handle fire stopping in The Haven
A fire-rated sealant is only one part of a tested system: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and raise it with you if it falls outside. If you’re dealing with fire stopping installed outside its tested range and fire-rated sealant that has cracked or shrunk back, we can put it right, on small duct penetrations where the tested detail allows, pipe penetrations and linear gaps at wall heads alike. Searching for sealant specialists in The Haven? We have been sealing commercial buildings since 2005.
Barn and farm-building conversions near places like The Haven often combine new partitions with old walls. Where a pipe or cable passes through a fire-resisting wall, the seal must match the tested detail: product, substrate, gap and depth.
Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

General trades versus a specialist
Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Common questions from The Haven clients
Would you work within a site like Horsham Hospital?
Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Do you cover business parks and estates near The Haven, such as Spring Copse Business Park?
Yes. Estates, retail parks and business parks around The Haven, Spring Copse Business Park among them, are all within reach. To start, just call the office on 01277 525 020 or email the details over with the unit, the joints involved and your access times.
How long before the joints can be used?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
What do BS EN 1366-3 and BS EN 13501-2 mean?
BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Results are classified under BS EN 13501-2. That rating only holds when the product is installed to its tested detail.
Do you work to architects’ specifications?
Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.
What’s the quickest route to a quote?
There are four steps: send details, get a quote, we seal, guaranteed. The first step only needs photographs and a postcode.
Will you just go over the old sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
For managing agents and facilities managers
FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.
Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first.
What we can’t put right
A few problems need another trade or a different fix, and we say so rather than covering them up:
- Signing off or certifying a building’s fire stopping
- Walls or floors that aren’t fire-resisting to begin with
- Designing or specifying fire stopping, which sits with the designer or fire engineer
If you’re not sure, just call 01277 525 020 or send details through our quote form and we will give you a straight answer.
What we seal
- Linear gaps at wall heads
- Pipe penetrations
- Joints between fire-resisting walls and floors
- Small duct penetrations where the tested detail allows
- Cable penetrations
- Service gaps in risers
Looking after the joints
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Check with the data sheet before painting over fire sealant
- Don’t let anyone top up a fire seal with the wrong product
- Include service cupboards in routine inspections
- Have penetrations checked while they can still be seen
Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way, or a new specification from the designer.
On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts, and installation follows the programme.
From enquiry to sign-off
At the end of each section, we remove the tape, clean down and inspect every joint with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. If others near The Haven need work, visits can be combined. You will have a fixed quote before work starts.
- We start with your penetration schedule, drawings or specification.
- Access, permits and the order of areas are agreed with the site team.
- We compare every service penetration with its tested detail before sealing.
- Unsuitable material is removed and the opening cleaned.
- The specified backing and sealant go in to depth and are finished neatly.
- Anything outside the detail is reported to you rather than sealed.
Preparing the site
- Let building users know which areas are affected
- Tell us which areas need to stay in use
- Move anything stored against the joints

What happens if it’s left?
An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail, and doing it once, properly, is cheaper. Halls, stores and units around places like The Haven may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.
A quote for service penetrations depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Where services cross fire walls in The Haven
Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. The Haven lies roughly 34 miles out from central London. Business park offices in the commuter belt are refitted as tenants change, and each fit-out adds services through compartment walls; the gaps need the specified seal.
On a site such as Spring Copse Business Park, which lies east of The Haven, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product. Theatres, wards and plant rooms at sites like Horsham Hospital (5.3 miles east of The Haven) all have compartment walls crossed by services.
