How we handle washroom sealing in The Haven

Since 2005 we have resealed commercial washrooms for facilities teams, contractors and building owners. We are CHAS accredited and a Constructionline member, with CSCS-carded applicators. We are fully insured. Every resealed washroom carries our 12-month guarantee. We work on accessible toilets and changing rooms, kitchens and tea points and IPS panels and cubicles, and what we’re called in for most is sealant lifting along a tray edge and stained sealant around pans and urinals. Searching for sealant specialists in The Haven? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Rural businesses near smaller places such as The Haven, from cafés to event venues, rely on washrooms and kitchens that stay clean. Tell us your opening times and quiet periods and we’ll plan around them.

What affects the price in The Haven

Before we quote, we look at:

  • The product specified
  • Distance, for remote addresses
  • Joint width, depth and condition
  • Any access equipment needed

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Sending details for a quote

A good diagnosis starts with the right details. Let us know:

  • Specification clauses that apply
  • Rough lengths or quantities, or drawings if you have them
  • Where the site is, with the postcode
  • What the building is and how it’s used

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Looking after the joints

Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:

  • Leave signs up until the cure time is over
  • Squeegee showers and trays after busy periods
  • Make sure washroom ventilation is running
  • Brief cleaning staff to treat joints gently

Include sealant joints in your planned maintenance checks. Check for mould spots, splits, lifting edges and open joints at trays, basins and urinals and photograph anything new.

A split joint at a shower tray can leak for a long time before anyone sees it. At that stage, boards or ceilings may need repair so failed joints are worth acting on quickly.

For managing agents and facilities managers

Hotels, schools, healthcare sites, offices and retail units come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

Questions we’re asked in The Haven

Do you take on work at healthcare sites like Horsham Hospital?

Yes, provided the work is planned with the site’s estates team. Each area is agreed with the ward or department and the estates team in advance.

Do hotels near The Haven have to close for sealant work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. We agree the order of rooms and the timings with you before we start.

Can weather delay the job?

For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Which sealant will you use?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Will cleaning remove black mould from sealant?

Surface cleaning won’t reach mould that has rooted into the bead. We replace the sealant with an anti-mould sanitary grade and check the ventilation isn’t the cause.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, which many sites require.

Can you reseal washrooms in healthcare buildings?

Yes. Your infection-control rules, estates requirements and permits are followed. The work is phased around patients or residents.

Why deal with it now?

A tired-looking washroom doesn’t always need a refurbishment. If the finishes are in good order, replacing the sealant may do much of what’s needed for now. Halls, stores and units around places like The Haven may not be checked every day, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

Pricing washrooms and wet areas depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Our process

At the end of each section, we remove the tape, clean down and inspect every joint. Where the sealant needs time to cure before use, we tell you and sign the area. If others near The Haven need work, visits can be combined. You will have a fixed quote before work starts.

  1. We inspect each washroom and record the joints to be resealed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Each joint is cleaned and left dry.
  5. New anti-mould sealant goes in and is tooled neat.
  6. Each area is handed back when ready.
