What we can’t put right
A proper diagnosis includes knowing what sealant can’t do. We’ll tell you if the real problem is any of the following:
- Construction that lacks the fire resistance the seal relies on
- Deciding what a wall or floor needs, which belongs to the designer
- Issuing fire ratings or certificates for seals
If in doubt, give us a call on 01277 525 020 or email a schedule or drawings and we will say what we think.
What we seal
- Small duct penetrations where the tested detail allows
- Linear gaps at wall heads
- Joints between fire-resisting walls and floors
- Service gaps in risers
- Pipe penetrations
- Cable penetrations
Fire stopping in Shurlock Row, done properly
Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our job is fitting fire-rated and intumescent sealant at those service penetrations, and along linear gaps, where it is the specified product. We work to the product’s tested detail for every seal. If you have service penetrations left open after M&E works and unsealed penetrations discovered above suspended ceilings, we can put it right, whatever the surface. A specialist sealant contractor works differently from a general builder: in Shurlock Row, that means joint design, primers and backing rod as standard.
A job near Shurlock Row is usually planned around one visit, with the specification and photos sent in advance. Design and sign-off belong to the designer or building control; we install what’s specified.
The 12-month guarantee covers our workmanship: the preparation, the sealing and the tooling. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Shurlock Row: questions and answers
Will you plan work around the academic year at somewhere like Newbold College of Higher Education?
Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.
Can you work on a hospital site such as Wokingham Hospital?
Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Do you need to see the site first?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
Can you tell us what fire stopping our building needs?
No, we don’t design fire stopping. With the designer’s details in hand, we can price the sealant elements, and tell you if a detail needs another product.
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day.
What site paperwork can you supply?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we’ll confirm with the quote.
Is your workmanship covered by a guarantee?
Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.
When to bring in a specialist
Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Our process
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. On site, the work normally takes a single visit for a short list of penetrations, or a phased programme for a whole building, and our waste is bagged and taken away as we go. For work around Shurlock Row, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- We read the specification, drawings or penetration schedule you send and raise any questions before we price.
- On site, each opening is checked against the tested detail it is meant to follow.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- Mineral wool or other backing goes in wherever the detail asks.
- We apply the specified sealant to the depth and around the services as the detail shows.
- If an opening needs something other than sealant, we tell you instead of improvising.
Preparing the site
- Move anything stored against the joints
- Warn occupants and staff about the work
- Point out parking and an unloading spot

Looking after the joints
Sealant joints are maintenance items, and how long they last depends on how they’re treated. Our advice:
- Foam or ordinary sealant is never a fire-seal repair
- Look above ceilings when tiles are lifted for other jobs
- Ask which product is in place before decorating
- Put resealing into every M&E and fit-out package
After the work, brief anyone else working in the area that the openings are now sealed. If a seal has to be opened for a new service, it should be reinstated to the same detail using the same product.
On fit-outs, get the fire-stopping specification agreed before the services go in. Details can then be picked to suit the actual pipes, cables and ducts.
What the job involves on each surface
Small ducts
Ducts are only sealed with sealant where the detail allows it. The ductwork, its supports and any dampers are for the ductwork contractor.
Masonry and concrete
Block walls and concrete floors are common substrates for penetration seals. Dust and loose debris are cleared out of the opening, so the sealant and any backing sit properly.

Shurlock Row is about 31 miles from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls, and the gaps need sealing with the specified product. For England, the fire stopping of penetrations is dealt with in Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Our part stays the same: the specified product, installed to its tested detail.
