How commercial sealant contractors works in RG10

Mastic Doctor has been sealing joints for businesses and contractors since 2005, and the documents buyers ask for are ready: CHAS accredited, Constructionline member, five million pounds of public liability insurance and CSCS-carded applicators. If your site needs RAMS, an insurance certificate or CSCS details, say so and we will confirm with the quote. We work on movement joints in walls and floors, floor and threshold joints and external facade joints, and the failures we’re asked to look at most are untidy joints in a reception, shop floor or lobby and shrunken sealant along kitchen worktops and splashbacks.

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish.

  1. We begin with whatever information you have, whether that’s photographs, a drawing or a list of locations, or we arrange a site visit.
  2. Next comes a diagnosis and a fixed quote.
  3. Before anything is cut out, we agree access, timings and sequence.
  4. The failed bead is removed and the joint faces cleaned until they’re sound and dry.
  5. Backing and primer go in where needed, then the chosen sealant is applied and tooled.
  6. Finished joints are checked with you and handed over with our 12-month guarantee.

Commercial sealant contractors across RG10: the area picture

In RG10, much commercial sealant work follows refits in shops, offices and hotels in places such as Woodley, Winnersh and Twyford. Visible joints call for a matched colour and a clean tooled finish.

We work across Greater London and the South East counties, and every job in RG10 starts with access, parking and site rules.

Twyford: Premises within reach of Twyford station (to the south of Twyford) often have busy frontages where joints are seen by everyone passing. Occupiers with premises at both Castle End Business Park and Loddon Vale Shopping Centre could have the sealant at each handled under one quote.

What sets the cost

There’s no standard rate for sealant work, since sites vary so much. What we take into account:

  • The site’s rules and procedures
  • How much there is to seal
  • Distance, for remote addresses
  • Joint width, depth and condition

There’s no price list, because the scope varies so much from one building to the next. Call for a quote and we’ll price your job on its own details.

Before you send an enquiry

However big the job, the same details help:

  • Anything awkward about access or site hours
  • Any dates the work must fit around
  • Where the site is, with the postcode
  • The product your specification calls for

Quotes are fixed against the scope you send, so the cost is agreed before work starts. To start the process, speak to us on 01277 525 020 or send details through our quote form.

How the job changes by surface

Movement joints in walls and floors

Movement joints in walls and floors let the structure expand and contract. When the seal fails, debris gets in and the joint stops working. The joints are resealed using a sealant matched to the movement and any traffic.

Commercial kitchens and tea points

Kitchen joints along worktops, sinks, splashbacks and wall cladding collect grease and moisture. Proper degreasing comes before any new sealant.

When it isn’t the sealant

Not every problem is a sealant problem, and we’re upfront when that’s the case. It won’t fix:

  • Broken glass or blown double-glazed units
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Walls or slabs moving more than any sealant can take

Signs you need commercial sealant contractors

External sealant takes a steady beating from the weather. UV hardens the surface while wind and rain work at the edges; in time the surface chalks, hardens and cracks. Once it stiffens, the joint opens up at the next big temperature swing.

Most enquiries start with one or more of the following:

  • Untidy joints in a reception, shop floor or lobby
  • Damp patches where an external joint has failed
  • Frame sealant that has cracked, shrunk or pulled away
  • Earlier reseals applied straight onto the failed bead

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Questions about RG10

How do you keep disruption to occupiers down?

Most of the buildings we work in stay occupied. We agree the order of areas, protect what’s nearby and close off only the section we’re sealing, until its cure time has passed.

Do you cover RG10?

Yes. We cover RG10. To discuss a job, call 01277 525 020 or email drawings and photos.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it, flagging anything that needs clarifying.

What about asbestos in old mastic?

We check the asbestos register or survey before any old sealant is disturbed. The duty to manage asbestos sits with the dutyholder and removing it isn’t something we do.

Is failed sealant stripped out, or sealed over?

Every scrap of failed sealant is removed before the new bead goes on. A bead laid on old silicone peels away.
