Need fire stopping in Windsor?

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Why deal with it now?

The longer openings stay, the more there tend to be: each new service adds to the list. A schedule that is dealt with regularly stays manageable and avoids a much larger catch-up later. A failed joint is easier to put right before damp shows inside. Once water gets in, there’s drying out and making good as well.

What a job costs comes down to the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote when you’re ready.

Fire stopping for commercial buildings in Windsor

Facilities managers in Windsor often find open service penetrations when ceilings come down for other work. Where the walls and floors already have a fire-stopping specification, we can work to it using the product and detail it sets out. Where there isn’t one, the designer or fire engineer needs to set one first. We work on cable penetrations, joints between fire-resisting walls and floors and small duct penetrations where the tested detail allows, and the usual reasons a site gets in touch are snag lists that include open service penetrations and fire-rated sealant that has cracked or shrunk back. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Windsor, that means joint design, primers and backing rod as standard.

In a town like Windsor, penetration seals usually need attention after other trades have been through. Checking after M&E works is good practice, and we will seal what’s found where fire-rated sealant is the specified product.

The 12-month guarantee is for workmanship rather than wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Commercial clients in Windsor

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

If you look after buildings for someone else, you need clear quotes and clear reporting. You get a fixed quote, an agreed scope and a walk round at the end.

Windsor: questions and answers

Can work in a care setting near Windsor go ahead while residents are there?

Yes. We agree rooms and times with the manager and work a few areas at a time. We follow the home’s own procedures throughout.

Can you work around term dates at a campus such as Royal Holloway University?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

How do you choose the sealant?

The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

How soon can the area be used again?

The product and site conditions decide that. Some take light use quickly, others need longer to cure, so we will confirm the curing time on the day.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm them with the quote.

Are you insured?

Yes. Mastic Doctor is fully insured, public liability included.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

What we can’t put right

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Gaps in walls that were never built as compartment walls
  • Writing the fire-stopping specification
  • Openings that need collars, wraps, batts or boards rather than sealant

If you’re not sure, just call the office on 01277 525 020 or send photos by email and we’ll give you a straight answer before you book.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Pipe penetrations
  • Joints between fire-resisting walls and floors
  • Cable penetrations

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. For a town like Windsor, we try to group jobs for the same client into one visit, with one quote covering them. Give us your access times and we will fit the work in.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Getting the site ready

  • Warn occupants and staff about the work
  • Point out parking and an unloading spot
  • Let us know about inductions and permits

If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price the work to it. Smaller jobs need nothing more than photographs and a few notes.

Advice

Fire stopping in Windsor: the local picture

A 2-mile radius around Windsor takes in plenty of hotels. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail. Windsor lies roughly 23 miles out from central London. Offices around the capital are refitted often, and the cabling that follows can breach fire-resisting walls.

For a building at a site such as Portland Business Park (2.3 miles east of Windsor), a check of penetration seals after each fit-out is good practice. Hotels such as Clarence Hotel, 0.5 miles to the north-east of Windsor, rely on fire-resisting walls between bedrooms and corridors, and refits that add services leave penetrations to seal where fire-rated sealant is specified.

Common problems we fix in Windsor

Some service penetrations were never sealed at all because they sat out of sight above a ceiling or inside a riser. They come to light during inspections, refits or when another trade lifts a tile.

Look out for the following:

  • Builders’ foam or ordinary silicone in compartment walls
  • Unsealed joints where partitions meet the slab
  • Fire seals cut back for extra cables and never reinstated
  • Fire stopping installed outside its tested range

On a hospital site such as King Edward VII Hospital, 0.8 miles to the east of Windsor, fire-rated sealant goes in where the specification calls for it, with the work planned around the estates team’s permits.

What to look for in a quote

  • Will CSCS-carded applicators be on site?
  • Whether primer will be used where the manufacturer specifies it
  • Their approach to joint depth and backing
  • What level of public liability insurance do they hold?

Our contractor checklist

What the job involves on each surface

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. Bundle size, cable type and the space between cables all matter and we work within those limits.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. If the gap exceeds the tested range, sealant alone won’t do.
