How we handle facade sealing in Ringwould

We don’t install glazing systems or replace glass. We handle the sealant joints that surround those elements: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds, using sealants classified for facade or glazing use. We work on perimeter joints where frames meet the structure, stone and brick facade joints and cladding panel joints, and the usual reasons a site gets in touch are weathered facade joints that have lost their grip and previous reseals run over old sealant. Looking for mastic applicators who cover Ringwould? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Construction in and around smaller places such as Ringwould is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

Work we carry out in Kent comes with a 12-month guarantee. Should something we installed fail, phone 01277 525 020 or send photos by email and we will come back to it.

What happens if it’s left?

Topping up a failed joint typically buys very little time. A full cut-out and fresh bead is the repair that holds. For buildings around smaller places like Ringwould, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Renewing joints in good time avoids the problem.

A quote for facade joints depends on quantities, condition and access, and any specification that applies. Call for a quote.

Our process

Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. Smaller jobs around Ringwould can be grouped with others nearby. A fixed quote is given before anything starts.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. We remove the old bead and check the edges are sound.
  4. Faces are cleaned, primed where needed and backed.
  5. Sealant is gunned in and tooled hard onto both faces.
  6. Once signed off, the work carries our 12-month guarantee.

Before we start on site

  • Send asbestos survey details if the building is pre-2000
  • Tell us which areas need to stay in use

Commercial clients in Ringwould

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Different surfaces, different methods

Precast concrete panels

Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.

Perimeter joints at frames and structure

The joint around a framed system, where it meets the structure, needs sealant. We seal those perimeter joints.

Site staff or a sealant specialist?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Questions about Ringwould

Do you take on work at healthcare sites like Victoria Hospital?

Yes, provided the work is planned with the site’s estates team. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Ringwould too small for you to travel to?

No. Small places get the same service as large ones. Our area covers London and the South East counties. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Do you provide access for facade work?

We agree access with the client at the start. Tell us about access: existing scaffold, what you are arranging and any site restrictions, and the quote will reflect it.

When can the area be used after sealing?

We will confirm how long the chosen product needs to cure.

Do you seal on top of existing sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

Signs you need facade sealing in Ringwould

When the sealant tears down its centre, it has normally been asked to move more than it can. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.

Most enquiries start with something like this:

  • Gaps between rainscreen or cladding panels
  • Leaks at window and door perimeters
  • Patch repairs that keep failing
  • Old perimeter mastic that has dried out

For a contractor working at a hospital such as Victoria Hospital, 2.5 miles north of Ringwould, perimeter and facade sealing is planned around patients and deliveries.

Before you book anyone

  • How they’ll work around occupants
  • Whether old or failed sealant will be cut out, not overlaid
  • The terms of the workmanship guarantee
  • Is the sealant right for the movement and the substrate?

On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Ringwould is in the South East, one of the UK’s drier regions. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, which is why external dates are agreed with the site manager.
