Fire stopping for commercial buildings in Port Ellen

The test standards are BS EN 1366-3 for penetration seals and BS EN 1366-4 for linear joints. A rating such as EI 60 only holds when the product is installed as it was tested. Reproducing the tested arrangement on site is the part we take care of. We work on small duct penetrations where the tested detail allows, cable penetrations and linear gaps at wall heads, and the usual reasons a site gets in touch are seals disturbed by maintenance and left open and improvised or mixed-product fire seals. A specialist sealant contractor works differently from a general builder: in Port Ellen, that means joint design, primers and backing rod as standard.

Around smaller places such as Port Ellen, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Signs you need fire stopping in Port Ellen

On a busy project, programme pressure can mean fire stopping is rushed or left to whichever trade is closest. That is when untested combinations creep in.

If one of these sounds familiar, it’s time for a closer look:

  • Fire-stopping items raised at inspection or handover
  • Improvised or mixed-product fire seals
  • Non-fire-rated filler around services
  • Old intumescent sealant that has split away

On a site such as Port Ellen Business Park, less than half a mile to the north-west of Port Ellen, every fit-out that runs new services through a compartment wall leaves penetrations to seal with the specified product.

Choosing a commercial sealant contractor

Our process

Site rules come first: signing in, inductions and any permit to work. Once we are cleared to begin, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Where we can, we combine work around Port Ellen with other jobs nearby, to make the most of each trip. Tell us how flexible your dates are.

  1. We read the specification, drawings or penetration schedule you send.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Getting the site ready

  • For older buildings, check the asbestos register before work
  • Agree which areas must stay open
  • Confirm the product named in the specification

Fire-rated sealing for Port Ellen buildings

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

Older community buildings such as St John's Church (Port Ellen) that have been rewired or given new heating can have service gaps through walls worth checking against the specification.

Why deal with it now?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is usually a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Pricing service penetrations depends on quantities, condition and access, plus any specification you are working to. Ask us for a fixed quote.

When something else is needed

Being straight saves everyone time. New sealant won’t cure:

  • Writing the fire-stopping specification
  • Gaps in walls that were never built as compartment walls
  • Fire doors, dampers or other fire safety equipment

If you’re not sure, just call the office on 01277 525 020 or email drawings and photos and we will give you a straight answer.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Cable penetrations
  • Pipe penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows

Your questions answered

Is Port Ellen off your patch?

Not at all. Port Ellen is within our area. Every Scottish council area is within our area. Where we can, we group nearby jobs to make the most of each trip.

How do Scotland’s building standards affect fire-rated sealant in Port Ellen?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. Design sits with the designer and the verifier; installation to the tested detail is our part.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

What site paperwork can you supply?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

Can you follow the specification on our project?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.

Will you come and look before quoting?

Many jobs can be quoted from photographs, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.

What hours do you work?

We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.

Aftercare for building managers

Keep the joints in good shape with a few simple steps:

  • Get seals inspected before ceilings and boxing close
  • Leave fire sealant to cure fully before covering it
  • Don’t let anyone top up a fire seal with the wrong product
  • Put resealing into every M&E and fit-out package

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, and the data sheet says which.

Make reporting new openings part of every permit to work in service areas. It costs little and catches breaches early.

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
