Fire stopping near Imeraval

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Imeraval

On a fit-out or refurbishment, we follow the services contractors floor by floor. To price a package, call 01277 525 020 or email a schedule or drawings with the schedule or marked-up drawings and the specified product data. Tell us what records you need and we’ll confirm with the quote. We work on pipe penetrations, service gaps in risers and small duct penetrations where the tested detail allows, and what we are called in for most is fire sealant pulled out of the opening and openings left by services added after handover. A single leaking joint is often how a building in Imeraval first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

For a building near Imeraval, we plan fire-rated sealing so it’s finished in one visit where possible. Photos of the gaps, the services and the wall or floor type help us bring the right products.

A 12-month guarantee applies to all our work in Argyll and Bute. If an installation problem shows up, call the office on 01277 525 020 or email the details over and we will arrange a return visit.

After the work

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Settle who seals which penetrations at the start of a project
  • Report damaged or disturbed seals as soon as they’re spotted
  • Don’t let anyone top up a fire seal with the wrong product
  • Brief every trade that openings they make must be sealed

Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t, so check the product data first.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. Then the seal goes in while the area is open, not months later.

Fire-rated sealing for Imeraval buildings

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, using products tested for the way they’re used. Where fire-rated sealant is specified, that’s what we install, to the tested detail.

Halls and meeting rooms at places like St John's Church (Port Ellen) sometimes gain new services, and any compartment wall crossed needs the specified seal.

Imeraval is in Argyll and Bute. Across the PA42 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 124 places in Argyll and Bute. For work in that direction, see our Glasgow page.

Commercial sites across PA42 are covered. If your site is on McKerral Road and Dail na Mara or close by, send details and we’ll quote for service penetrations. Close to Imeraval, our area also takes in Port Ellen (1 mile east), Ardbeg (4 miles east), Bowmore (9 miles north), Port Charlotte (10 miles north-west) and Bun Othan (12 miles west). Island and remote sites need extra planning, with travel, ferry crossings where needed and weather to allow for, so mention the location when you ring 01277 525 020 or send details through our quote form.

On site: what to expect

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. Tell us who will meet us and how to get in at your building near Imeraval. That goes into the plan alongside the quote.

  1. The specification and schedule come first, so we know which details apply.
  2. We plan the sequence of floors, risers and voids with you.
  3. We compare every service penetration with its tested detail before sealing.
  4. Unsuitable material is removed and the opening cleaned.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. Anything outside the detail is reported to you rather than sealed.

Before we start on site

  • Make sure the joints can be reached
  • Let building users know which areas are affected
  • For older buildings, check the asbestos register before work

Questions about Imeraval

Which Scottish guidance covers penetration seals in Imeraval?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is Imeraval too small for you to travel to?

No. Places such as Imeraval are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Good photographs up front let us bring everything on the first visit.

When can you be on site?

We’re in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Is it fine to apply new sealant on top of old?

No. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

What do you charge?

That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a quote and we’ll price it properly.

How long does a typical visit take?

We plan the time on site around your programme and access. You will have an expected duration with the quote.

Do you guarantee your work?

Yes. Workmanship is guaranteed for 12 months on every job.

Common problems we fix in Imeraval

Plenty of openings were simply never closed, often hidden above suspended ceilings or behind boxing. They come to light during inspections, refits or when another trade lifts a tile.

Typical triggers for a call:

  • Service penetrations left open after M&E works
  • Fire sealant pulled out of the opening
  • Snag lists that include open service penetrations
  • Hidden openings found during inspections

For a building at a site such as Port Ellen Business Park, 0.7 miles east of Imeraval, a check of penetration seals after each fit-out is good practice.

Before you book anyone

  • Is the sealant right for the movement and the substrate?
  • Their public liability cover
  • Their approach to joint depth and backing
  • What the guarantee covers, and for how long

Questions to ask before you appoint anyone

What we can’t put right

Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:

  • Approving the work on behalf of building control
  • Large openings beyond what any sealant detail covers
  • Gaps in walls that were never built as compartment walls

If in doubt, call the office on 01277 525 020 or use the quote form and we will say what we think.

Joints and surfaces we work on

  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Pipe penetrations

Leave it or put it right?

An unsealed opening affects more than fire safety: they also carry noise, draughts and smells between rooms. Sealing them to the specified detail deals with the fire risk first. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Quantities, awkward access and phased working all shape the price. So do site requirements such as inductions and permits.
