Fire stopping in Ore

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Ore

Our applicators are CSCS-carded, and we are CHAS accredited and a Constructionline member. We hold no third-party fire-stopping installer certificate. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. If you have seals that don’t match their tested detail and non-fire-rated filler around services, we can put it right. Looking for mastic applicators who cover Ore? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.

Converted and extended buildings around places like Ore can mix old and new construction, so the wall or floor a service passes through isn’t always what the drawings assume. The right product depends on the wall or floor and the services passing through, and we will tell you if the detail calls for something other than sealant.

Our 12-month guarantee is about workmanship, not wear and tear. Sealant wears with time, and movement, weather, cleaning and use decide how fast, so we spell out the cover before we begin.

Work for main contractors and building owners

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. Programme, specification and site rules come first, and our applicators hold CSCS cards.

Whether you’re a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Leave it or put it right?

The longer openings stay, the more there tend to be: every new cable or pipe adds another. Keeping on top of it after each round of works keeps the job small, rather than turning into a full building survey and reseal. In a smaller place such as Ore, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Service penetrations in Ore buildings

Fire stopping of openings and penetrations in England falls under Approved Document B. Its BS 476 references are being withdrawn from 2 September 2029, with BS EN 13501-2 classification taking over, subject to transitional arrangements. Either way, we install the specified product to its tested detail. There are plenty of hotels within about 2 miles of Ore. Bedroom-to-corridor walls in hotels are normally fire-resisting, so new cabling or pipework through them has to be sealed to the tested detail.

In a building such as Christ Church, any service penetration through a fire-resisting wall should be sealed to the specified detail. Where a unit on an estate such as Ivyhouse Industrial Estate (0.6 miles north-west of Ore), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. For a unit at a centre such as Priory Meadow Shopping Centre, 1.6 miles to the south-west of Ore, penetration seals are worth checking after each shop fit.

Ore is about 2 miles east of Hastings, in East Sussex. Our applicators travel to Ore for work on service penetrations. Ore is one of 308 places in East Sussex on our list for service penetrations. We also cover Brighton, some 32 miles away.

Postcode districts covered here: TN35 and TN34 for service penetrations. We cover commercial and managed buildings on Rye Road, Rock Lane and Mill Lane and the roads nearby. We also cover Bachelor's Bump (1 mile north-east), Guestling (2 miles north-east), Fairlight (2 miles east), Friar's Hill (2 miles north-east) and Guestling Green (2 miles north-east). Nearby towns on our patch include Eastbourne (15 miles south-west), Bexhill-on-Sea (6 miles west), Hailsham (15 miles west), St Leonards (3 miles south-west), Upper Horsebridge (15 miles west) and Langney (14 miles west).

After the work

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Settle who seals which penetrations at the start of a project
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Arrange inspection before areas are covered up
  • File the specified details where the next contractor can find them

Don’t patch a fire-rated seal with anything outside its tested detail. A repair should use the original product, installed the same way unless the designer specifies otherwise.

The simplest way to keep compartment walls intact is to plan fire stopping into every job that crosses them. That way the opening is sealed while the trade and access are still there.

Questions we’re asked in Ore

Is a smaller place like Ore outside your area?

Not at all. Ore is within our area. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How does the move away from BS 476 affect penetration seals in Ore?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can the sealant be colour-matched?

That depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

Can you work to our specification?

Yes. Send it with your enquiry, and the quote will be based on it.

Does weather matter for sealant work?

It can, when the joints are outside. Sealant won’t bond properly to a wet or frosty joint, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Will you come and look before quoting?

It depends on the job. Straightforward work can often be priced from photos and measurements, while larger or less clear jobs get a site visit first.

Can staff carry on working while you are here?

Yes, as long as we plan it. Tell us your site hours and access windows and we will plan around them.

Diagnose, treat, sign off

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself typically takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. What matters most for a job in Ore is a clear list of what needs doing, so send photographs of each area. A fixed quote follows.

  1. We ask for the product and detail your designer has specified.
  2. We sort the openings by the detail each one needs.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Send any specification or drawings in advance
  • Clear stock, furniture or equipment away from the joints
  • For older buildings, check the asbestos register before work

When it isn’t the sealant

We check first that sealant really is the fix. It isn’t the answer for:

  • Deciding what a wall or floor needs, which belongs to the designer
  • Issuing fire ratings or certificates for seals
  • Openings that need collars, wraps, batts or boards rather than sealant

If in doubt, call the office on 01277 525 020 or email the details over and we will say what we think.

Joints and surfaces we work on

  • Joints between fire-resisting walls and floors
  • Linear gaps at wall heads
  • Cable penetrations
  • Service gaps in risers
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
