Expansion joint sealing across Ore

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Your questions answered

Is hospital work, at somewhere like Conquest Hospital, something you do?

Yes, healthcare and care buildings are part of our work. We follow the site’s permits, sign-in and infection-control procedures in every area.

Is Ore too far out for you?

No. Small places get the same service as large ones. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

What site paperwork can you supply?

Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Will you quote for a small job?

We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.

Can you fit around our working hours?

Give us your site hours and any access windows in your enquiry, and we’ll plan around them. Our office runs Monday to Friday, 8am until 5pm.

Can you work while the building is occupied?

In most cases, yes. We phase the work so most of the building stays in use.

Expansion joint sealing in Ore

Width, depth and product all have to work together. The joint has to be wide enough for the expected movement and the sealant’s movement capability while depth is limited by backing rod or, in shallow joints, a bond-breaker. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1. If you have new sealant over old, now failing and expansion joints split through the centre of the bead, we can help, whatever the surface. For commercial sealant work in Ore, you deal with one contact from quote to sign-off, whether it’s one building or several.

Small units near places like Ore are often converted farm buildings with new concrete floors. Saw-cut and construction joints in those floors need the right filler or sealant for the forklifts and trolleys that use them.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Different surfaces, different methods

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond and check the edges for soundness as we go.

Brickwork and blockwork joints

Brick and block edges need careful preparation. We clean them back to sound material and prime where the manufacturer specifies.

From enquiry to sign-off

Working in a building that stays open takes some planning. We sign and contain the area we are in, with routes through the building left open and work section by section so the rest of the building stays in use. Work in places the size of Ore is planned as a single visit where we can. Photos with rough sizes let us arrive with everything needed.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Getting the site ready

  • Confirm the product named in the specification
  • Tell staff and tenants when we’ll be in
  • Move anything stored against the joints

Joints that move: notes for Ore

The sea is no more than about 1 mile from Ore. Coastal yards and decks give their joints salt and wet weather to deal with, not just wheels, so it pays to keep them sealed. Ore has at least three named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment.

Sites like Conquest Hospital (2 miles north-west of Ore) carry ambulances, deliveries and visitors’ cars over their road and deck joints. Retail centres such as Priory Meadow Shopping Centre (1.6 miles south-west of Ore) have floors, service yards and car parks with joints under constant traffic.

Ore is about 2 miles east of Hastings, in East Sussex. Any commercial site in Ore is covered, whether it’s a single job or part of a planned programme. Our East Sussex coverage takes in 308 places, large and small. We also cover Brighton, some 32 miles away.

Postcode districts covered here: TN35 and TN34. For a building on Rye Road, Rock Lane and Mill Lane or nearby, we can quote for movement joints. Bigger towns within reach include Eastbourne (15 miles south-west), Bexhill-on-Sea (6 miles west), Hailsham (15 miles west), St Leonards (3 miles south-west), Upper Horsebridge (15 miles west) and Langney (14 miles west).

Do you need expansion joint sealing in Ore?

Repeated failure often traces back to the wrong product. Products not classed for the movement fail early. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.

Things that normally lead to an enquiry:

  • Damp inside where a wall movement joint has failed
  • Hardened, cracked sealant on exposed facades
  • Arrises breaking up along floor joints
  • Joints packed with grit and debris

Another example is York Road Business Centre (2.2 miles west of Ore), where floors and yards would be done in stages around the occupiers.

What to look for in a quote

  • Health and safety accreditation such as CHAS
  • How the existing material will be dealt with
  • Proof of insurance
  • How they’ll work around occupants

What affects the price in Ore

Each job is priced on its own details. The things that drive the figure:

  • Which sealant the job calls for
  • Phasing around occupants
  • How much there is to seal
  • Removal of failed or old sealant

There’s no price list, since every building and every scope is different. Call for a quote.

Before you send an enquiry

We can often quote from photos and a few details. It helps to include:

  • When you need the work done
  • The asbestos register, for older buildings
  • Access details, including height
  • Approximate linear metres or a joint schedule

We quote a fixed sum against the scope you give us, so you know the figure before anyone is on site. To start the process, ring 01277 525 020 or email drawings and photos.

Why it’s worth doing now in Ore

A like-for-like reseal of a joint that keeps splitting rarely lasts. A higher movement class, or a design change by the engineer, may be needed and we’ll tell you honestly. A failed joint lets water into a building whatever its size. Early resealing avoids the damage that follows a leak.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we will explain how it’s made up.

Why clients in Ore choose us

  • Colours chosen to suit frames, cladding or finishes where possible
  • Clear, fixed quotes
  • A range of standard colours, depending on the product
  • Work carried out by CSCS-carded applicators

Read our cost guide and how we’re accredited.

Aftercare for building managers

Regular inspection catches problems early. In particular:

  • Treat a small split as a warning, not a cosmetic issue
  • Raise snow-clearing blades over deck joints where possible
  • Leave barriers in place until fresh joint sealant has cured
  • Look over external and deck joints after a hard winter

Snow ploughs and scrapers catch on joint lines. Raising blades over joints where possible protects the seal.

Joints sealed at the same time generally fail around the same time. Inspecting the whole run is worth the effort. We’ll tell you which movement joints need doing now and which can wait.
