Fire stopping in Insch

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. We close the openings listed on your schedule, using the specified sealant and detail. If you have builders’ foam or ordinary silicone in compartment walls and openings left by services added after handover, we can help, whatever the surface. Whoever orders the work in Insch, the brief is usually the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Refurbishments in small hotels, schools and care homes around places like Insch can leave gaps around new services. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Work for main contractors and building owners

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

Common questions from Insch clients

What do Scotland’s building standards say about service penetrations in Insch?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. Design sits with the designer and the verifier; installation to the tested detail is our part.

Is Insch off your patch?

Not at all: smaller places are covered as well as towns. We cover the whole of Scotland. Where we can, we group nearby jobs to make the most of each trip.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and the quote will be based on it.

Who decides which product is used?

A specification, where there is one, decides it. If there isn’t one, it comes down to the joint: its movement, its surfaces and what it has to cope with.

Are you CHAS accredited?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Can you work while the building is occupied?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Different surfaces, different methods

Drylining partitions

Drylined fire walls are tested in a particular build-up. We check that the product’s detail covers that partition type and board thickness first.

Small ducts

Ducts are only sealed with sealant where the detail allows it. Dampers and ductwork systems themselves are outside our work.

Honest limits

We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:

  • Openings that need collars, wraps, batts or boards rather than sealant
  • Fire doors, dampers or other fire safety equipment
  • Signing off or certifying a building’s fire stopping

If you’re not sure, just ring 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Pipe penetrations
  • Cable penetrations

General trades versus a specialist

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Compartments and services around Insch

Under the Scottish non-domestic Technical Handbook, clause 2.1.14, penetrations should be fire stopped to at least the wall or floor’s fire resistance duration, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Where a unit on an estate such as Insch Industrial Estate Advanced Factories (less than half a mile south of Insch), has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail. Hotels like The Commercial Hotel, under half a mile north of Insch, are refurbished in phases, and each phase can open up compartment walls. Hospital estates such as Insch War Memorial Hospital (to the south-west of Insch) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail.

How a job runs

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself usually taking anything from one day to a planned run of visits, depending on the number of seals and the access. For a building near Insch, directions, keys and a contact on the day are worth sorting early. We will confirm the plan with the fixed quote.

  1. We ask for the product and detail your designer has specified.
  2. Openings are measured and grouped by detail.
  3. Improvised fillers and failed sealant are removed.
  4. Where the detail needs backing, it goes in at the stated depth.
  5. Fire-rated or intumescent sealant goes in around the services and is tooled off.
  6. Completed areas are checked with you, with the records agreed when we quoted.
