Fire stopping for businesses in Midlem

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

When something else is needed

Honesty saves time and money. New sealant won’t cure:

  • Writing the fire-stopping specification
  • Large openings beyond what any sealant detail covers
  • Signing off or certifying a building’s fire stopping

Not sure which it is? You can phone 01277 525 020 or email the details over and we will tell you honestly before you book.

Surfaces we seal

  • Pipe penetrations
  • Linear gaps at wall heads
  • Cable penetrations
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors

About our fire stopping in Midlem

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. Each seal follows the manufacturer’s tested detail. If you are dealing with head-of-wall gaps with no fire seal and fire-rated sealant that has cracked or shrunk back, we can put it right, whatever the surface. A single leaking joint is often how a building in Midlem first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Hotels and care homes around smaller places like Midlem often have services added during refurbishment. We fit the specified fire-rated sealant as its published detail shows and raise it if another product is needed.

Every job we finish is backed by a 12-month workmanship guarantee, in Midlem as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Work for main contractors and building owners

We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Midlem can sit alongside others in a wider programme across the Scottish Borders.

We work for building owners and managing agents on everything from one building to a spread of sites. Several sites can go on one quote, which keeps the paperwork simple.

From enquiry to sign-off

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before any cutting starts, with the work itself normally taking a single visit for a short list of penetrations, or a phased programme for a whole building. Tell us who will meet us and how to get in at your building near Midlem. That goes into the plan alongside the quote.

  1. The specification and schedule come first, so we know which details apply.
  2. Access, permits and the order of areas are agreed with the site team.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out.
  5. Backing and fire-rated sealant are installed to the detail and tooled.
  6. We tell you about openings that need a different product.

What we need from you

Advice

Site staff or a sealant specialist?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Compartment walls and floors in Midlem

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified.

Buildings near Midlem get the fire-rated product that’s specified, installed to its tested detail. Theatres, wards and plant rooms at sites like Dingleton Hospital (to the north of Midlem) all have compartment walls crossed by services.

Midlem is about 6 miles south of Galashiels, in the Scottish Borders. Anywhere in TD7, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. FAQs: Midlem

Is hospital work, at somewhere like Dingleton Hospital, something you do?

Yes, hospitals are one of the sectors we cover. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

How do Scotland’s building standards affect fire-rated sealant in Midlem?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Which sealant will you use?

A specification, where there is one, decides it. Without one, the joint decides: its movement, its surfaces and what it has to cope with.

Do you take on multi-site work?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

Do you have public liability insurance?

Yes. We’re fully insured, including public liability cover.

How do I request a quote?

You can use the quote form on this site; alternatively, speak to us on 01277 525 020 or send photos by email. Photos, drawings or a joint schedule help us quote quickly.

Maintenance after handover

For the best life from the joints:

  • Have penetrations checked while they can still be seen
  • Foam or ordinary sealant is never a fire-seal repair
  • Agree the fire-stopping specification before services go in
  • Flag new cables with no seal around them

Keep the product data and installation details with the building’s fire safety information. It makes later repairs much easier to match.

Make reporting new openings part of every permit to work in service areas. Small habits like this stop openings building up.

What the job involves on each surface

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers, and we work within it.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Some intumescent sealants are tested on smaller plastic pipes, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.
