About our fire stopping in Boleside

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind, often unnoticed. Those on your schedule are closed with the specified product. We work on service gaps in risers, joints between fire-resisting walls and floors and linear gaps at wall heads, and the failures we are asked to look at most are fire-stopping items raised at inspection or handover and openings left by services added after handover. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Boleside is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In smaller Scottish places like Boleside, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Those penetrations are closed with the product the specification names, built up as tested.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant.

Your questions answered

Could you schedule work at a campus like Heriot-Watt University - Scottish Borders Campus for the vacation?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Is Boleside too far out for you?

No. Places such as Boleside are covered as much as the big towns. We cover the whole of Scotland. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Who decides which product is used?

If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Is your workmanship covered by a guarantee?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

What’s the quickest route to a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photos and a postcode.

Is any job too small?

Small jobs are welcome alongside larger packages. Photos and a description are enough to start.

What we can’t put right

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:

  • Issuing fire ratings or certificates for seals
  • Reviewing a building’s overall fire safety
  • Large openings beyond what any sealant detail covers

If in doubt, phone 01277 525 020 or email us and we’ll say what we think before you book.

Where we work in Boleside

  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Pipe penetrations
  • Cable penetrations
  • Service gaps in risers

How the job changes by surface

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. Their tested detail, under BS EN 1366-4, sets the width, depth, backing and movement allowed.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. If the gap exceeds the tested range, sealant alone won’t do and we will tell you what the detail says instead.

Should maintenance staff do it?

General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Fire-rated sealing for Boleside buildings

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified.

Large healthcare estates like Borders General Hospital, 2.2 miles east of Boleside, change their services often, so penetration seals are worth checking after M&E work. At a university such as Heriot-Watt University - Scottish Borders Campus, which lies north-east of Boleside, labs, lecture blocks and residences are re-serviced often, so penetration seals are best checked after M&E work. In a retail centre such as Comely Bank Mill Retail Park, 2.3 miles to the north of Boleside, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.

Why deal with it now?

An open or wrongly sealed service penetration lets fire and smoke reach the next compartment much sooner than the building was designed for. Putting it right is normally a modest job when the openings are accessible. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. For buildings near Boleside, dealing with all the failing joints at once saves return trips. Photos of each area help us quote the whole job.

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. Travel to smaller Scottish places like Boleside is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
