Fire stopping in Kelso

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle fire stopping in Kelso

We are commercial sealant applicators, CHAS accredited and a Constructionline member, with CSCS-carded applicators on site. We don’t hold a third-party fire-stopping installer certificate and we’d rather say that up front. What we offer is careful installation of the specified sealant to its tested detail, with a 12-month guarantee on our workmanship. Site teams most often ask us about snag lists that include open service penetrations and openings found when ceilings come down for a refit, across linear gaps at wall heads, small duct penetrations where the tested detail allows and service gaps in risers. A specialist sealant contractor works differently from a general builder: on jobs in Kelso, preparation and product choice get the time they need.

Hotels and care homes around smaller places like Kelso often have services added during refurbishment. A round of checks after M&E work is good practice, and any gaps found are sealed where fire-rated sealant is specified.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Aftercare for building managers

After handover, a little attention goes a long way:

  • Put resealing into every M&E and fit-out package
  • Check with the data sheet before painting over fire sealant
  • Check risers and ceiling voids after each round of works
  • Have penetrations checked while they can still be seen

Allow the manufacturer’s stated cure time before boxing in or decorating. Not every fire-rated product can be painted, so check the product data first.

Specify fire stopping early on refits, not as an afterthought. The designer can then choose details that suit the services planned, and installation follows the programme.

What affects the price in Kelso

Your fixed quote is built from the real scope. It allows for:

  • Removal of failed or old sealant
  • Distance, for remote addresses
  • Site requirements such as inductions and permits
  • Joint width, depth and condition

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.

What to include in your enquiry

There’s no need for a formal survey. These details are enough to start:

  • The postcode of the building
  • Specification clauses that apply
  • Access details, including height
  • Clear photos of the problem areas

To get a fixed quote, phone 01277 525 020 or use the quote form, telling us the site location and the nature of the job. Our quote form is another easy route.

On site: what to expect

Site rules come first: signing in, inductions and any permit to work. With the paperwork done, we take the joints in the sequence agreed with you, and each area is checked before we leave it. Tell us who will meet us and how to get in at your building near Kelso. That goes into the plan alongside the quote.

  1. We read the specification, drawings or penetration schedule you send and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Preparing the site

  • Point out any areas we must not close
  • Have the specification and drawings to hand
  • Tell us your opening times and when work is allowed

Advice

Different surfaces, different methods

Plastic pipes

Plastic pipes soften and collapse in a fire. Small sizes are sometimes covered by an intumescent sealant detail, but many need a collar or wrap. We check the pipe material and diameter against the detail before we start.

Small ducts

We seal around ducts only within what the tested detail covers. The ductwork, its supports and any dampers are for the ductwork contractor.

What we are called out for in Kelso

When a seal departs from its tested detail, the evidence no longer covers it. Gaps beyond the tested size, shallow sealant, no backing where it was needed, or products from different systems mixed together are the usual culprits.

Typical triggers for a call:

  • Improvised or mixed-product fire seals
  • Old intumescent sealant that has split away
  • Builders’ foam or ordinary silicone in compartment walls
  • Openings found when ceilings come down for a refit

Holiday works at schools like Kelso High School often leave service openings to seal before pupils return.

What to look for in a quote

  • Whether their applicators hold CSCS cards
  • Whether old or failed sealant will be cut out, not overlaid
  • Their pre-qualification and accreditations
  • Whether primer will be used where the manufacturer specifies it

How to choose a sealant contractor

Service penetrations in Kelso buildings

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, using products tested for the way they’re used. We install fire-rated sealant to that tested detail where it is specified. A 2-mile radius around Kelso takes in a number of hotels. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close.

Hotels like Cross Keys Hotel (to the south-west of Kelso) are refurbished in phases, and each phase can open up compartment walls. Industrial units on estates such as Rosewood Industrial Estate (to the east of Kelso) often separate offices from warehouse space with fire-resisting walls, and new services through them need the specified seal.

Kelso is about 32 miles south-east of Bonnyrigg, in the Scottish Borders. If you’re looking for fire stopping in Kelso, we can help, as we do across the Scottish Borders. We work across 91 places in the Scottish Borders. Sites around Edinburgh have their own page, roughly 38 miles from Kelso.

We take on service penetrations across the TD5 postcode area, whatever the building. If your site is on Horse Market, Station Road and Forestfield or close by, send details and we’ll quote for service penetrations. Main routes into Kelso include the A698 and A699, useful when we plan access and materials. Close to Kelso, our area also takes in Sprouston (2 miles east), Ednam (2 miles north), Heiton (2 miles south-west), Stichill (3 miles north) and Roxburgh (3 miles south-west). Further afield, our area takes in Galashiels (15 miles west), Jedburgh (10 miles south-west), Duns (13 miles north), Melrose (11 miles west), Earlston (10 miles west) and Lauder (15 miles north-west). Kelso is one of the busier places in the Scottish Borders, and we take on service penetrations for its commercial and public buildings.

Questions about Kelso

Does your area include sites such as Rosewood Industrial Estate, near Kelso?

Yes. We cover Kelso and the area around it, including industrial estates, business parks and retail parks such as Rosewood Industrial Estate. Send details of the unit and the work through our quote form for a quick quote.

Is hospital work, at somewhere like Kelso Hospital, something you do?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you have public liability insurance?

Yes. We are fully insured, and the certificate can go with your quote.

Do you work in Scotland as well as England?

Our work covers Greater London, the South East and every Scottish council area. Scotland’s non-domestic Technical Handbook, clause 2.1.14, expects service penetrations to be fire stopped to at least the wall or floor’s fire resistance.

What will the job cost?

That depends on the job: quantities, access, the product and any phasing. Call for a quote.

Are you members of a third-party fire-stopping installer scheme?

No, and we’d rather be clear about that. Third-party schemes aren’t a legal requirement, but many clients and main contractors ask for them. If it doesn’t require one, we can install the specified fire-rated sealant to its tested detail.

What does an EI 60 rating mean?

BS EN 1366-3 covers penetration seals and BS EN 1366-4 covers linear joints. Classification follows BS EN 13501-2, where E is integrity, I is insulation and the number is minutes, as in EI 60. That rating only holds when the product is installed to its tested detail.

Why it’s worth doing now in Kelso

Open service penetrations matter on ordinary days, not just in a fire: smoke, noise and draughts pass through them every day. Sealing them to the specified detail deals with the fire risk first, and the other benefits follow. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Early resealing prevents it.

Every site prices differently: joint size, product, access and site hours all play a part. Send the details and a fixed figure follows.
