Fire stopping for London Docklands sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Site staff or a sealant specialist?

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Paperwork matters too. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

Fire stopping for commercial buildings in London Docklands

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, often unnoticed. Those on your schedule are closed with the specified product. The enquiries we see most involve damaged fire seals in risers and voids and old intumescent sealant that has split away, across linear gaps at wall heads, service gaps in risers and cable penetrations. Searching for sealant specialists in London Docklands? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

In London, higher-risk residential buildings under the Building Safety Act bring extra scrutiny of fire-stopping records. We install what the designer or fire engineer has specified, and if you need records of the work, tell us and we’ll confirm with the quote.

Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

On site: what to expect

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and we finish with a walk round so the work can be signed off. Most London premises stay occupied while we’re on site, so zones and timings are agreed with whoever manages the building. Areas are handed back as each section is finished.

  1. We start with your penetration schedule, drawings or specification.
  2. We plan the sequence of floors, risers and voids with you.
  3. Each opening is checked for wall or floor type, service, gap and depth.
  4. Foam, ordinary sealant and debris come out so the seal starts clean.
  5. The specified backing and sealant go in to depth and are finished neatly.
  6. We tell you about openings that need a different product.

Preparing the site

  • Send asbestos survey details if the building is pre-2000
  • Point out any areas we must not close
  • Explain the parking and delivery arrangements

Common questions from London Docklands clients

What does the BS 476 change mean for fire-rated sealant in London Docklands?

Approved Document B loses its BS 476 references from 2 September 2029, and BS EN 13501-2 becomes the route, subject to transitional arrangements. Our part doesn’t change: the specified product, to its tested detail.

Can work at a site such as University of Sunderland in London fit around teaching?

Yes. Tell us the term dates, vacation periods and access windows, and we’ll plan the work around them. Let us know which documents your site asks for, and we will confirm them alongside the quote.

Can you quote from photographs?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.

Is the work guaranteed?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

How long does a typical visit take?

We plan the time on site around your programme and access. We’ll give you an estimate of time on site when we quote.

Do you cover London Docklands?

Yes. London Docklands is in our area. For a quote, speak to us on 01277 525 020 or send details through our quote form.

Can the building stay open while you work?

Yes, as long as we plan it. Tell us your site hours and access windows and we’ll plan around them.

Fire stopping around London Docklands: how the place shapes the job

The area within 2 miles of London Docklands holds plenty of hotels. A hotel refit often runs new services through compartment walls between bedrooms and corridors, and each opening needs the specified seal. London’s office and residential buildings are refitted constantly, and each round of cabling or pipework can leave open penetrations. We install fire-rated sealant where it is specified and work within the building manager’s permit system.

Tenant changes at parks like Poplar Business Park (less than half a mile north-east of London Docklands) bring new data and services, and openings through fire-resisting walls need the specified seal. At a college such as New City College, which lies north of London Docklands, checking penetration seals after summer M&E works is good practice.

London Docklands is about 2 miles north-west of Greenwich, in Greater London. Anywhere in E14, the process is the same: send details, get a fixed quote, we seal, and the work is guaranteed. London Docklands is one of 764 places in Greater London on our list.

We also cover Canary Wharf (1 mile west), Poplar (1 mile north), Heron Quays (1 mile south-west), Coldharbour (1 mile east) and Blackwall (1 mile east) for service penetrations. Looking after the joints

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Settle who seals which penetrations at the start of a project
  • Brief every trade that openings they make must be sealed
  • Foam or ordinary sealant is never a fire-seal repair
  • Get seals inspected before ceilings and boxing close

Allow the manufacturer’s stated cure time before boxing in or decorating. Some fire-rated sealants accept paint and some don’t, so check the product data first.

A simple record of seal locations and products helps. When a new service goes through, everyone knows which product and detail to match, and it helps at inspections.

Honest limits

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Construction that lacks the fire resistance the seal relies on
  • Approving the work on behalf of building control
  • Designing or specifying fire stopping, which sits with the designer or fire engineer

Not sure which it is? You can ring 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Surfaces we seal

  • Pipe penetrations
  • Cable penetrations
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Small duct penetrations where the tested detail allows
  • Linear gaps at wall heads

Signs you need fire stopping in London Docklands

A common fault is a product that was never fire-rated in the first place: expanding foam or a general-purpose sealant pushed into a gap to tidy it. The opening looks sealed but has no fire test evidence behind it.

Look out for the following:

  • Penetration schedules that need working through
  • Seals disturbed by maintenance and left open
  • Fire-rated sealant that has cracked or shrunk back
  • Improvised or mixed-product fire seals

Theatres, wards and plant rooms at sites like The London Independent Hospital, 1.6 miles to the north-west of London Docklands, all have compartment walls crossed by services.

  • How they handle RAMS and site documents
  • Their public liability cover

Cost factors for service penetrations

Before we quote, we look at:

  • Site requirements such as inductions and permits
  • The total length or number of joints
  • How accessible the joints are
  • Travel to remote or island sites

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a fixed quote.

Before you send an enquiry

To price the job accurately, we need to understand the site. Useful things to include:

  • The site address and postcode
  • Drawings or a marked-up plan, if available
  • Clear photos of the problem areas
  • Whether the building will be occupied during the work

Send details, get a quote, we seal, guaranteed: that’s how every job runs. To take the first step, call 01277 525 020 or email us.
