Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs, which is a much smaller cost. We’ll say so if a frame itself is the problem. Failed sealant in a building in London Docklands can quickly affect neighbours, tenants or the floor below: water travels through shared structures, and a small leak becomes a dispute between occupiers. Dealing with it early is simpler for everyone.
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

About our construction mastic in London Docklands
The programme rarely stands still, so the mastic package has to flex with it. The sequence is set with the site team and updated as plots or floors are handed over, so applicators arrive when areas are genuinely ready. That keeps the work right first time and saves rework. We work on cladding and panel joints, brick and block movement joints and window and door perimeters, and the failures we are asked to look at most are window and door perimeters that won’t pass inspection and sanitary sealant damaged by following trades. Looking for mastic applicators who cover London Docklands? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
Building sites in London tend to be tight: limited storage, booked deliveries and access shared with other trades. We fit around the programme, sealing each elevation or floor as other trades hand over.
The 12-month guarantee covers our workmanship: preparation, application and finish. Damage, later alterations by others and movement beyond what the joint was designed for sit outside it.

Doing it in-house
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.
Construction mastic around London Docklands: what changes locally
The ULEZ covers the whole of Greater London, London Docklands included, so site vehicles need to meet its standards or pay the daily charge. Add booked deliveries and tight storage, and the mastic package needs planning with the site team. A good number of hotels sit less than 2 miles from London Docklands. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.
Units on estates such as Poplar Business Park (under half a mile north-east of London Docklands) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. On a campus such as University of Sunderland in London, less than half a mile south-east of London Docklands, new teaching buildings and residences are typically built and refurbished around the academic year. New wings at hospitals like The London Independent Hospital (1.6 miles north-west of London Docklands) bring long runs of window and panel joints to seal.

Work for main contractors and building owners
Facilities managers want contractors who arrive with the paperwork sorted. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.
What affects the price in London Docklands
To price the job, we consider:
- Which sealant the job calls for
- Backing rod, priming and other preparation
- Working within restricted access windows
- How much there is to seal
Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you’ll have a fixed figure to work with.
What to include in your enquiry
Whether it’s one area or a whole building, the same details help:
- Rough lengths or quantities, or drawings if you have them
- Where the site is, with the postcode
- Access details, including height
- Your programme or deadline
Quotes are fixed against the scope you send, so the cost is agreed before work starts. To ask for one, give us a call on 01277 525 020 or email the details over.
Diagnose, treat, sign off
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. Let us know about any on-site parking or loading arrangements when you send the job details.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- The sequence is agreed with the site manager.
- Each area is sealed when it’s released.
- Joints are prepared, backed and sealed to the specification.
- After snagging, the work is handed over under our 12-month guarantee.
Getting the site ready
- Share your working hours and any access restrictions
- Point out parking and an unloading spot
- Let building users know which areas are affected
Ask for a quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price against exactly what is specified. For smaller jobs, photos and a description will do.
Advice
Your questions answered
Can work at a site such as University of Sunderland in London fit around teaching?
Yes, holiday working periods are the norm on campus jobs. Tell us which site documents you need, such as RAMS, our insurance certificate or CSCS details, and they’re confirmed with the quote.
Is a hospital such as The London Independent Hospital somewhere you can work?
Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
What will the job cost?
Each job is quoted on its own details. For yours, call the office on 01277 525 020 or send photos by email with a description of the work.
Can the sealant be colour-matched?
In many cases, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We’ll confirm the colours available for the specified product.
Can you work to our specification?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
When can you be on site?
The office is staffed Monday to Friday, from 8am until 5pm. Let us know your site hours and access windows, and the work will be planned around them.
Can you fit around our programme?
The programme sets the job. Share the release dates and we will match our work to them, sealing as areas become ready.

Keeping the joints sound
Once the work is signed off, a little attention goes a long way:
- Keep finished joints away from paint, plaster and scrapers
- Ask for joint and product checks before the package is urgent
- Don’t force external sealing on a damp or frosty day
- Flag uneven or tapered frame gaps early
After we’ve sealed an area, it helps to keep other trades from damaging the joints. New beads should be left to cure before cleaning or decorating nearby; we confirm the time for each product.
Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We raise them during our first walk of the area.
