Coloured sealant across London Docklands

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Different surfaces, different methods

Office fit-outs

Office fit-outs include glazed partitions, kitchens, washrooms and reception areas. Colour-matched joints keep the finish consistent across floors.

Shop-fit and joinery finishes

Retail fit-outs mix many finishes in a small space. Each joint gets a colour that suits the materials it sits between from the product’s range.

Coloured sealant in London Docklands

A coloured bead has to perform like any other sealant. Each joint is cleaned, backed to depth and tooled firmly onto both faces, exactly as for a standard colour. Clean masking and steady tooling give the sharp lines colour work needs. Most enquiries involve marked sealant in hotel bathrooms and untidy coloured beads with ragged edges, on powder-coated and anodised frames, cladding panels and office fit-out finishes. Whether you call it commercial sealant work, mastic application or joint sealing, in London Docklands it comes down to the same thing: the right product in a properly prepared joint.

Buildings in a London area such as London Docklands rarely close for maintenance: occupied offices, ground-floor retail under residential floors and busy shared entrances. Work is split into zones agreed with the building or facilities manager, so the premises keep working around us.

We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Common questions from London Docklands clients

Will you take on work at estates like Poplar Business Park, close to London Docklands?

Yes. Our area takes in London Docklands and its surroundings, with estates and business parks such as Poplar Business Park included. A few photographs and the unit address let us price the work.

Does a hotel in London Docklands need to shut while its sealant is renewed?

In the majority of cases no closure is needed: we work room by room or floor by floor. We agree the order of rooms and the timings with you before we start.

Does coloured sealant change colour outdoors?

Exposed sealant can change in appearance over the years. Sunlight, dirt and weathering affect how it looks.

Does the weather affect the work?

It can, for external work. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Internal work is far less affected.

Do you need to see the site first?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit.

How long does a typical visit take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Do your applicators hold CSCS cards?

Yes. If you need card details for site access, let us know and we’ll send them with the quote.

Our process

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, with the work itself normally taking a few hours or a phased programme, depending on joint lengths and how many colours are involved. Most London premises stay occupied while we are on site, so we agree zones and timings with the building or facilities manager. Phased work keeps the rest of the building in use.

  1. We confirm the joint type and the product it needs.
  2. We compare the target colour with the colours available.
  3. You approve the colour, on site if it’s critical.
  4. We cut out the existing bead, clean and set the depth.
  5. We mask, seal and tool to a clean line.
  6. Masking comes off and the work is checked with you.

Preparing the site

  • Tell us what induction or permit system the site runs
  • Let building users know which areas are affected
  • Agree which areas must stay open

Request a quote

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.

Why deal with it now?

Standard white or grey sealant is cheaper to stock, but it doesn’t always suit the finish. On visible work, the small extra effort of a colour from the product’s range pays off at handover. Repeat call-outs disrupt occupied London buildings, so a proper job first time, with the old sealant fully removed, is worth it.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

When it isn’t the sealant

Honesty saves time and money. New sealant won’t cure:

  • Finishes that change colour from one area to another
  • Stopping sealant from ever changing colour outdoors
  • Restoring stained stone or masonry next to old sealant

Not sure which it is? You can call the office on 01277 525 020 or email a schedule or drawings and we will tell you honestly.

Joints and surfaces we work on

  • Natural stone and brick
  • Powder-coated and anodised frames
  • Shop-fit joinery and counters
  • Office fit-out finishes
  • Hotel bathrooms and public areas
  • Cladding panels

Maintenance after handover

A few simple habits keep the new joints working:

  • Look at the cured colour before the full run
  • Avoid piecemeal repairs on coloured joints
  • Keep the same sealant colour across a brand
  • Record the product and colour reference on the building file

Clean coloured joints with mild, non-abrasive products. Harsh chemicals and scouring can change how the colour looks over time.

Ask for a trial bead on high-profile areas. A sample in real light shows how it will look.

Common problems we fix in London Docklands

A change of finish can leave existing sealant mismatched. New cladding colours, repainted frames or a refreshed shop fit all prompt colour changes.

Most enquiries start with one or more of the following:

  • Poorly tooled joints on visible finishes
  • Old colour-matched joints lifting at the edges
  • Stained or mouldy coloured joints in washrooms
  • Sealant that no longer suits recoated frames

Units at places like Manor Road Retail Park, 1.3 miles north-east of London Docklands, are refitted as brands change, and the joints have to suit each new scheme.

Questions to ask before you book

  • Proof of insurance
  • Who will actually carry out the work
  • How the joint faces will be prepared and primed
  • Their approach to joint depth and backing
