About our fire stopping in Hacton
Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it, matching the product and detail it names. With no specification in place, the first step sits with your designer or fire engineer, not with us. We work on service gaps in risers, joints between fire-resisting walls and floors and cable penetrations, and the usual reasons a site gets in touch are fire-stopping items raised at inspection or handover and fire stopping installed outside its tested range. Most enquiries from Hacton start with one failed joint and grow into a wider look at the building: we look at the rest while we’re there and tell you what we find.
London has many occupied offices, blocks and mixed-use buildings where services are added and rerouted all the time. Where the specification names fire-rated sealant, it goes in exactly as the manufacturer’s test evidence shows for that wall or floor.
The 12-month guarantee is for workmanship rather than wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Honest limits
Our job is the joint, not everything around it. On its own, sealant can’t deal with:
- Issuing fire ratings or certificates for seals
- Openings that need collars, wraps, batts or boards rather than sealant
- Reviewing a building’s overall fire safety
If you’re not sure, just phone 01277 525 020 or email us and we will give you a straight answer.
Joints and surfaces we work on
- Service gaps in risers
- Pipe penetrations
- Linear gaps at wall heads
- Cable penetrations
- Small duct penetrations where the tested detail allows
- Joints between fire-resisting walls and floors
Our process
A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes anything from one day to a planned run of visits, depending on the number of seals and the access, and our waste is bagged and taken away as we go. All of Greater London is in the ULEZ, and kerbside space in Hacton can be scarce. Let us know about any on-site parking or loading arrangements when you send the job details.
- First we go through the drawings, schedule or specification for the seals and ask about anything unclear.
- Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
- Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
- We fit the backing the detail asks for, to the stated depth.
- Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
- Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.
Preparing the site
- Tell us your opening times and when work is allowed
- Agree which areas must stay open
- Make sure the joints can be reached

Surface by surface
Small ducts
Small ductwork can sometimes be sealed with sealant where the tested detail includes it. Larger or fire-rated ductwork usually needs a different solution set by the designer, and we will say if that applies.
Masonry and concrete
Core-drilled holes are neat; broken-out ones rarely are. The gap is measured at the widest point against the detail’s limits, and any that don’t are flagged.
Common questions from Hacton clients
Is hospital work, at somewhere like Queens Hospital, something you do?
Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.
Can you work around term dates at a campus such as New City College?
Yes, holiday working periods are the norm on campus jobs. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Which standards are fire seals tested to?
The tests are BS EN 1366-3 for penetrations and BS EN 1366-4 for linear joints, and classification is to BS EN 13501-2. An EI 60 seal kept its integrity and insulation for 60 minutes as tested and the installation has to match the test.
Can you reseal penetrations after our M&E works?
Yes, where there is a specification for those walls and floors. Openings left by new services are among the most common jobs we see and we close them with the specified product.
Is fire stopping in Scotland covered by different guidance?
Scotland sets its own building regulations, with Technical Handbooks, while England relies on Approved Document B. Either way, we install the specified sealant to its tested detail.
Is it fine to apply new sealant on top of old?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, since fresh sealant will not bond reliably to aged material.
What site paperwork can you supply?
Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.
What happens if it’s left?
An improvised seal can look finished while offering no tested performance. The fix is to remove it and reinstall to the detail. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Putting it right early is less disruptive than dealing with the consequences.
The price depends on the quantity of joints, how much old material needs removing and how the joints are reached. Call for a quote once you have the details.

Aftercare for building managers
To get the most from the new sealant:
- Settle who seals which penetrations at the start of a project
- Report damaged or disturbed seals as soon as they’re spotted
- Keep product data and details in the fire safety file
- Don’t let anyone top up a fire seal with the wrong product
Give the sealant its full cure time before ceilings, boxing or decoration go over it. Not every fire-rated product can be painted, so check the product data first.
On fit-outs, get the fire-stopping specification agreed before the services go in. The designer can then choose details that suit the services planned.

Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, which keeps the paperwork simple.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, and each stage is agreed with your contact.
Penetration seals near Hacton
Every new tenant in a London building tends to bring new cabling, and with it new holes through compartment walls. Penetrations are sealed with the specified product, to its tested detail, under the building’s own permit rules. Fire stopping of openings and penetrations in England falls under Approved Document B. References to the older BS 476 classes are being removed from it from 2 September 2029, after which the European classification, BS EN 13501-2, is the route, subject to transitional arrangements. Either way, we install the specified product to its tested detail.
Hospital estates such as Queens Hospital (to the north-west of Hacton) are divided into fire compartments, and any service penetration through them should be sealed to the specified, tested detail. Workshops and IT rooms at colleges like New City College (to the north of Hacton) are re-serviced often, leaving penetrations to seal. In a retail centre such as Rom Valley Retail Park, which lies north-west of Hacton, any fire-resisting wall between units that is crossed by new services needs sealing to the tested detail.
