Need fire stopping in Walthamstow?

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Fire stopping in Walthamstow, done properly

Most of our fire stopping work happens after the building is up. New cable runs, replaced pipework and extra data routes all punch holes in compartment walls, and they are easy to forget. Those on your schedule are closed with the specified product. We work on small duct penetrations where the tested detail allows, service gaps in risers and pipe penetrations, and the usual reasons a site gets in touch are openings left by services added after handover and fire-rated sealant that has cracked or shrunk back. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Walthamstow, preparation and product choice get the time they need.

Fit-outs and M&E works in London buildings often leave service penetrations open behind ceilings and in risers. If sealant is the specified product we fit it to its tested detail, and if the detail needs something else, you’ll hear it from us.

We stand behind the joints we seal: 12 months, guaranteed. It covers how we prepared and applied the sealant, and if something we did falls short, we return to it.

Common problems we fix in Walthamstow

Fire stopping can get squeezed at the end of a programme, or done by whoever is on site. That is when untested combinations creep in.

Look out for the following:

  • Fire stopping installed outside its tested range
  • Old intumescent sealant that has split away
  • Fire-stopping items raised at inspection or handover
  • Builders’ foam or ordinary silicone in compartment walls

At a college such as Waltham Forest College, 0.7 miles north-east of Walthamstow, checking penetration seals after summer M&E works is good practice.

What to look for in a quote

  • Their public liability cover
  • The terms of the workmanship guarantee
  • Whether their applicators hold CSCS cards
  • Will RAMS and insurance details be available?

How to choose a sealant contractor

Different surfaces, different methods

Metal pipes

Heat travels along metal pipework, and the tested detail may ask for insulation beyond the wall. If the detail needs something beyond sealant, we tell you.

Cables and cable bundles

Data cabling added after handover is a regular cause of open service penetrations. Openings around new cables are resealed to the detail, and we tell you if the bundle exceeds what sealant covers.

When something else is needed

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Signing off or certifying a building’s fire stopping
  • Gaps in walls that were never built as compartment walls
  • Reviewing a building’s overall fire safety

Not sure which it is? You can phone 01277 525 020 or use the quote form and we will tell you honestly.

Building owners, agents and FMs in Walthamstow

FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. Keys, access and contacts can be agreed in advance.

Doing it in-house

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.

Fire stopping in Walthamstow: the local picture

A number of hotels sit less than 2 miles from Walthamstow. Hotels are divided into compartments, and refurbishments that add pipes and cables through bedroom and corridor walls leave gaps to close. Walthamstow has 23 care or nursing homes no more than 2 miles away. In a care home, any new pipe or cable through a fire-resisting wall should be sealed to the specified detail.

Theatres, wards and plant rooms at sites like Whipps Cross University Hospital, 1.3 miles to the south-east of Walthamstow, all have compartment walls crossed by services. For a unit at a site such as Lennox Trading Estate (0.7 miles south of Walthamstow), new power or data runs between office and warehouse can breach a compartment wall.

Common questions from Walthamstow clients

Do you work in occupied care homes around Walthamstow?

Yes. We agree rooms and times with the manager and work a few areas at a time. We follow the home’s own procedures throughout.

Can work at a site such as University of Portsmouth Walthamstow Campus fit around teaching?

Yes. Education sites normally want the work in vacations or in phases during term, and we plan to suit. Let us know which documents your site asks for, and we’ll confirm them alongside the quote.

What do you charge?

That depends on the job: the volume of work, the access, the specified product and how it’s phased. Call for a fixed quote and we’ll price it properly.

What do BS EN 1366-3 and BS EN 13501-2 mean?

Penetration seals are tested to BS EN 1366-3 and linear joint seals to BS EN 1366-4. Results are classified under BS EN 13501-2 as E for integrity and I for insulation, with a time such as EI 60 or EI 120. The rating applies to the product as tested.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we’ll confirm it when we quote.

Do you need to see the site first?

Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.

How do you choose the sealant?

Where there’s a specification, we use the product it names. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.

Our process

Before we leave any area, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Unsuitable fillers and loose debris are taken out of each opening.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. Openings that need a collar, wrap, batt or other product are flagged to you rather than filled with sealant.

Before we start on site

  • For older buildings, check the asbestos register before work
  • Point out any areas we must not close
  • Explain the parking and delivery arrangements
