Fire stopping for Aberdeen sites

Fire stopping in Aberdeen, done properly

Every service that crosses a compartment wall or floor leaves an opening, and that opening needs sealing to hold back fire and smoke. Our part is installing fire-rated and intumescent sealant at those openings and along linear gaps, where the specification calls for it. We work to the product’s tested detail for every seal rather than guesswork. Most enquiries involve openings left by services added after handover and improvised or mixed-product fire seals, across cable penetrations, service gaps in risers and linear gaps at wall heads. Facilities teams, main contractors and managing agents in Aberdeen tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Scotland’s non-domestic Technical Handbook says a service penetration ought to match, as a minimum, how long the wall or floor resists fire. In Aberdeen, penetrations get the fire-rated sealant the specification asks for, built to its tested arrangement.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and the quote explains what it covers.

On site: what to expect

Tell us your site hours and access windows and we’ll plan around them. On the day, the work area is kept contained and tidy, and your contact hears from us before we move to the next area. University, hospital and office estates in Scotland’s cities have their own permits, inductions and sign-in rules. Tell us the rules and we will work to them.

  1. First we go through the drawings, schedule or specification for the seals and raise any questions before we price.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Work for main contractors and building owners

For main contractors, we work as the sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules, and our applicators hold CSCS cards.

Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so the building keeps working while we do.

FAQs: Aberdeen

Can work in a care setting near Aberdeen go ahead while residents are there?

Yes, with the manager deciding the order and timing of rooms. We follow the home’s own procedures throughout.

Do you work on fire-rated sealing in hotels in Aberdeen?

Yes. We install fire-rated and intumescent sealant where it is specified. Each seal follows the tested detail, and rooms are done in turn.

Will you quote for a small job?

Small jobs are welcome alongside larger packages. Send details for a fixed quote.

Can you send site paperwork?

Each site asks for different documents, so tell us what you need and we’ll confirm it when we quote.

When is resealing likely to be due?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

What’s the quickest route to a quote?

You can use the quote form on this site; alternatively, call the office on 01277 525 020 or email us. Include photos or drawings if you have them.

Is the work guaranteed?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

Service penetrations in Aberdeen buildings

Scotland has its own building standards: the non-domestic Technical Handbook (clause 2.1.14) says service penetrations should be fire stopped to at least the fire resistance duration of the wall or floor, and products should be tested for their end use. We install fire-rated sealant to that tested detail where it is specified. Six care or nursing homes sit less than 2 miles from Aberdeen. Care settings depend on compartmentation, so service penetrations made during maintenance or refurbishment need sealing with the specified product. Where that’s fire-rated sealant, we install it to the manufacturer’s tested detail.

For a hospital such as Royal Cornhill Hospital, less than half a mile east of Aberdeen, penetration sealing is usually phased ward by ward, with infection-control rules agreed first. Campus buildings at universities such as University of Aberdeen - Foresterhill Campus, 0.5 miles to the west of Aberdeen, see constant changes to data and services, and fire-rated sealant goes in around new penetrations where it is specified. Refits at places like Berryden Retail Park (under half a mile north-east of Aberdeen) often reroute services through walls between units.

Aberdeen is in Scotland. We send applicators to Aberdeen for service penetrations, handled exactly as we handle every other area. We work across 40 places in Aberdeen.

How the job changes by surface

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. The detail limits bundle size and the gaps between and around cables and we work within those limits.

Plastic pipes

In a fire, plastic pipework melts away and leaves an opening. Small sizes are sometimes covered by an intumescent sealant detail. We check the pipe material and diameter against the detail before we start.

Looking after the joints

To get the most from the new sealant:

  • Keep general-purpose fillers away from compartment walls
  • Make fire stopping part of every scope that crosses a fire-resisting wall
  • Ask which product is in place before decorating
  • Record which product was used where

Give the sealant its full cure time before ceilings, boxing or decoration go over it. Some fire-rated sealants accept paint and some don’t, so check the product data first.

Keep a register of where seals are and what they are made of. When a new service goes through, everyone knows which product and detail to match, which saves guesswork.

When it isn’t the sealant

Being straight saves everyone time. Fresh joints won’t solve:

  • Issuing fire ratings or certificates for seals
  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Fire risk assessments, a job for a competent assessor

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we will tell you honestly before you book.

Surfaces we seal

  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers

What sets the cost

Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:

  • Specialist products, such as fire-rated or hygienic sealants
  • Location, for remote and island sites
  • Quantities, in metres or numbers
  • Whether the work must be split into stages

A quote for service penetrations depends on quantities, condition and access, and any specification that applies. Ask us for a fixed quote.

Details that help us quote

However big the job, these details speed things up:

  • Any dates the work must fit around
  • Rough lengths or quantities, or drawings if you have them
  • Access details, including height
  • What the building is and how it’s used

Specifications, drawings and tender packages are welcome with any enquiry, and we will price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
