Fire stopping across Balmore

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Why deal with it now?

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Wait until ceilings close or areas are occupied and the same work becomes harder to reach. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote and we will price your job on its own details.

What you get with us

About our fire stopping in Balmore

Opened ceilings and riser doors often reveal service openings nobody sealed. If a specification already covers those walls and floors, we can reseal to it. Where there isn’t one, the designer or fire engineer needs to set one first. Most enquiries involve unsealed openings around new pipes and cables and damaged fire seals in risers and voids, on cable penetrations, small duct penetrations where the tested detail allows and linear gaps at wall heads. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Balmore is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

In smaller Scottish places like Balmore, buildings with fire-resisting walls typically include schools, care homes, hotels and health centres. Where services pass through, specified fire-rated sealant is installed following the manufacturer’s guidance for that wall or floor.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Your questions answered

What do Scotland’s building standards say about service penetrations in Balmore?

The non-domestic Technical Handbook, clause 2.1.14, expects a penetration to keep at least the wall or floor’s fire resistance period, with proprietary products tested for the use they’re put to. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Can work at a site such as University of Glasgow Garscube Campus fit around teaching?

Yes, holiday working periods are the norm on campus jobs. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Do you seal on top of existing sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so it all comes out first.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Do you hold CHAS accreditation?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so frost, rain or cold mornings can delay outside work. Internal work is rarely affected.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, and you deal with one contact throughout across South East England, Greater London and Scotland.

What we are called out for in Balmore

Openings in fire-resisting walls normally appear when services are added or changed. New cabling, rerouted pipework or a data route drilled through a riser leaves an opening that nobody returns to. Over a few years of fit-outs, a wall can collect a lot of these.

Look out for the following:

  • Penetration schedules that need working through
  • Builders’ foam or ordinary silicone in compartment walls
  • Damaged fire seals in risers and voids
  • Fire-rated sealant that has cracked or shrunk back

Residences at universities like University of Glasgow Garscube Campus (to the south-west of Balmore) have compartment walls that must be resealed whenever services change.

Our contractor checklist

Fire-rated sealing for Balmore buildings

Scottish guidance (non-domestic Technical Handbook, clause 2.1.14) asks that penetrations match at least the fire resistance period of the element they pass through, with proprietary products, intumescent ones included, tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Holiday works at schools like Bishopbriggs Academy often leave service openings to seal before pupils return. Where a unit on an estate such as Low Moss Industrial Estate, which lies south-east of Balmore, has fire-resisting walls between offices and warehouse, any new service through them should be sealed to the tested detail.

Balmore is about 2 miles north-west of Bishopbriggs, in East Dunbartonshire. Our process

On arrival, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before anything is cut or cleaned, with the work itself normally taking longer where risers, ceiling voids or occupied floors have to be worked through in sequence. Where we can, we combine work around Balmore with other jobs nearby. Let us know if your dates have any give.

  1. We read the specification, drawings or penetration schedule you send and ask about anything unclear.
  2. On site, each opening is checked against the tested detail it is meant to follow.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. We fit the backing the detail asks for, to the stated depth.
  5. We apply the specified sealant to the depth and around the services as the detail shows.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Flag any permit to work we’ll need
  • Point out parking and an unloading spot
  • Clear stock, furniture or equipment away from the joints

General trades versus a specialist

Using site staff can make sense for a small touch-up, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.

For managing agents and facilities managers

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Balmore can form part of a wider programme.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

What we can’t put right

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Large openings beyond what any sealant detail covers
  • Construction that lacks the fire resistance the seal relies on

Not sure which it is? You can give us a call on 01277 525 020 or email drawings and photos and we will tell you honestly before you book.

What we seal

  • Pipe penetrations
  • Service gaps in risers
  • Linear gaps at wall heads
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Cable penetrations
