Fire stopping around An t-Ob: what changes locally

Work on An t-Ob has to fit the ferry timetable and the forecast. We need the specification and a count of penetrations before we sail. In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

For buildings in and around An t-Ob, fire-rated sealant is installed where it is specified, to the manufacturer’s tested detail. For any site around An t-Ob, we work to the specification and the manufacturer’s installation guidance, leaving design and sign-off with the designer.

About our fire stopping in An t-Ob

Most of our fire stopping work happens after the building is up. Each new cable, pipe or data route cut through a fire-resisting wall leaves an opening behind. We close the openings listed on your schedule, using the specified sealant and detail. We work on joints between fire-resisting walls and floors, small duct penetrations where the tested detail allows and linear gaps at wall heads, and what we’re called in for most is unsealed openings around new pipes and cables and unsealed joints where partitions meet the slab. For commercial sealant work in An t-Ob, you deal with one contact from quote to sign-off, for single jobs and planned programmes alike.

For a building near An t-Ob, we plan fire-rated sealing so it’s finished in one visit where possible. Send the specification and photographs of the openings, with sizes if you have them.

What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Why deal with it now?

Inspections and handover checks often pick up fire stopping. Late discoveries can delay handover while openings are reopened and resealed which is why earlier is better. Exposed buildings in Scotland take a lot of weather, so it’s worth renewing joints around An t-Ob before they leak.

A quote for service penetrations depends on quantities, condition and access. Ask us for a fixed quote.

Doing it in-house

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

When it isn’t the sealant

Being straight saves everyone time. New sealant won’t cure:

  • Approving the work on behalf of building control
  • Reviewing a building’s overall fire safety
  • Openings that need collars, wraps, batts or boards rather than sealant

If you’re not sure, just call 01277 525 020 or email us and we’ll give you a straight answer before you book.

What we seal

  • Cable penetrations
  • Pipe penetrations
  • Linear gaps at wall heads
  • Joints between fire-resisting walls and floors
  • Small duct penetrations where the tested detail allows
  • Service gaps in risers

Diagnose, treat, sign off

Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes longer where risers, ceiling voids or occupied floors have to be worked through in sequence, and our waste is bagged and taken away as we go. Jobs near An t-Ob are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. First we confirm the product and tested details named in the specification.
  2. Openings are measured and grouped by detail.
  3. Old or wrong materials are cut out.
  4. Mineral wool or other backing is fitted where required.
  5. We gun the sealant in to the specified depth around each service and tool it.
  6. We walk the completed areas with you and confirm the records agreed at quote stage.

Preparing the site

  • Flag any permit to work we’ll need
  • Send asbestos survey details if the building is pre-2000

What sets the cost

Before we quote, we look at:

  • Phasing around occupants
  • The total length or number of joints
  • Access and working height
  • Joint width, depth and condition

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well.

Details that help us quote

For an accurate fixed quote, we need to understand the site. Send us:

  • Photos of the joints, close up and from further back
  • Anything awkward about access or site hours
  • Any dates the work must fit around
  • Whether an asbestos survey exists

Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to phone 01277 525 020 or email a schedule or drawings.

Different surfaces, different methods

Cables and cable bundles

Single cables and small bundles are often within a fire-rated sealant’s tested detail. The detail limits bundle size and the gaps between and around cables and we work within those limits.

Linear joints

Linear joints run along the head of a wall, at a slab edge or between two fire-resisting elements. BS EN 1366-4 testing sets the joint widths, depths, backing and movement a seal covers.

Your questions answered

What do Scotland’s building standards say about service penetrations in An t-Ob?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. We install what has been specified, to the manufacturer’s tested detail, while design and approval sit with the designer and the verifier.

Is An t-Ob inside the area you cover, given it’s on an island?

Yes. Every Scottish council area is within our area, and that includes island locations such as An t-Ob. We group island work where we can and plan around the crossings.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photographs, and bigger or more complex jobs usually get a visit.

Does weather matter for sealant work?

It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so we watch the forecast and rearrange outside work if we have to. Indoors, the weather is rarely a problem.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

What will the job cost?

It depends on the job: quantities, access, the product and any phasing. Call for a quote.

What hours do you work?

Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. Our office runs Monday to Friday, 8am until 5pm.
