How we handle construction mastic in An t-Ob
On refurbishments, the mastic package usually includes cutting out old sealant as well as sealing new work. Existing joints have to be stripped back to sound faces, because fresh sealant can’t key into cured silicone and the asbestos survey is checked first on older stock. After that, the joints are prepared and sealed to the specification. Most enquiries involve window and door perimeters that won’t pass inspection and cracks opening in caulked internal joints, across internal decorators’ caulk, window and door perimeters and brick and block movement joints. Looking for mastic applicators who cover An t-Ob? We’ve been sealing commercial buildings since 2005.
Sites near smaller places like An t-Ob can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.
We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Our process
Where the site stays busy, the work is phased so only one area is out of use at a time. Each section is protected, cleaned back and sealed before we move to the next. For a building near An t-Ob, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.
- We price from the drawings, specification and programme you send.
- We return a fixed quote that ties the mastic package to your programme.
- Any site paperwork you need (RAMS, insurance certificate, CSCS details) is confirmed with the quote.
- Work follows the programme, area by area, as rooms and elevations become ready.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- Snags are cleared before handover and completed areas carry our 12-month guarantee.

Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. Sound frames often need only a new perimeter seal and that’s a far smaller job. If the frame is life-expired, we will tell you. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, so a failed joint has time to cause damage. Resealing early avoids that.
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we will put a fixed figure on it.
Why appoint us
- Matching to RAL references, product permitting
- A Constructionline member, so easy to vet
- CHAS accredited
- Work to your specification and the manufacturer’s guidance

What sealant work can’t fix
Not every problem is a sealant problem, and we’d rather tell you before you spend money. These need a different solution:
- Joint design decisions that belong to the architect or engineer
- Faulty frames rather than failed sealant
- Deciding which fire-stopping product a penetration needs
If in doubt, call the office on 01277 525 020 or send photos by email and we will say what we think.
What we seal
- Sanitary and kitchen joints
- Internal decorators’ caulk
- Floor and skirting junctions
- Brick and block movement joints
- Cladding and panel joints
- Window and door perimeters
When to call us in An t-Ob
Dust is the enemy of adhesion on a construction site. Dust, film adhesive, damp and grease on the joint faces prevent a proper bond.
Any of the following is a good reason to get the joints checked over:
- Sanitary sealant damaged by following trades
- Frame perimeters left unsealed or poorly sealed
- Oversized or tapered gaps around new frames
- Internal caulk splitting as the building dries out
Window perimeters and facade joints around An t-Ob need correct width, depth and backing rod as much as a neat finish.
Before you book anyone
- Do they follow the manufacturer’s priming guidance?
- Who will actually carry out the work
- Is depth set with backing rod, or bond-breaker tape in shallow joints?
- Is the sealant right for the movement and the substrate?

When to bring in a specialist
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we will confirm the paperwork you need with the quote.
Your questions answered
Will you travel to An t-Ob on the island?
Yes. Islands are part of our area, An t-Ob included. Island work is planned around ferry crossings and the weather, so photographs and a full list before we travel are essential.
Does a coastal location like An t-Ob affect which sealant is used?
It can. Coastal exposure works external joints harder than inland weather. That puts more weight on product choice, primers where the manufacturer specifies them, and correct joint sizing.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Can weather delay the job?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
How long does a typical visit take?
We plan the time on site around your programme and access. You will have an expected duration with the quote.
What if there’s asbestos in the old mastic?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Do you take on mastic snagging only?
Yes. Share the list and photos, and a fixed quote follows.

Being on an island, An t-Ob means planning around ferry times as well as the weather. Drawings and the programme let us bring every sealant, primer and backing rod the package needs.

What the job involves on each surface
Internal decorators’ caulk
Where the specification calls for it, acrylic decorators’ caulk goes on non-moving internal gaps before painting. It’s for gaps that stay still and get painted while moving joints need a flexible sealant.
Fire-rated sealant where specified
Not every penetration suits a sealant. Other products are used for some services and gaps so we’ll flag where the detail needs something different. Tell us what records you need and we’ll confirm with the quote.
