Areas we cover
Commercial sealant contractors across HS5: what to expect
On a commercial site, sealant turns up in more places than people expect: washroom fittings, kitchen worktops, window boards, partition heads and the line where floors meet walls. Externally it keeps rain out of frame perimeters, panel joints and movement joints. Our applicators work on both the inside and the outside of the building, matching the sealant to the location instead of using one product throughout. We work on kitchen worktops and splashbacks, washrooms and tea points and window and door perimeters, and the failures we’re asked to look at most are external beads that have gone brittle and cracked and frame mastic that has hardened and come away from the wall.
We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it.
- You send photographs, drawings or a list of the joints and areas involved, and a site visit is booked where it helps.
- The failure is diagnosed and a fixed quote issued for the work agreed.
- Site hours, access windows and the order of areas are agreed before we start.
- Failed sealant is cut out and each joint cleaned back to sound, dry faces.
- We fit backing to the right depth, prime where specified and lay the new bead.
- We walk the completed areas with you and sign them off under the 12-month guarantee.
What you’ll pay
What a job costs comes down to how many linear metres there are, how much old material needs removing and how the joints are reached. Call for a fixed quote once you have the details.

Commercial sealant contractors across HS5: the area picture
Shop fits, office refurbishments and hotel refits in towns such as An t-Ob and Leverburgh all leave joints that need sealing. Visible joints call for a matched colour and a clean tooled finish.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. In the parts of HS5 near the sea, the elevations facing the weather are where sealant gives up first, so they’re worth inspecting more often.
An t-Ob: Where a joint is on show in An t-Ob, we will check which shades the product offers before work starts. A lasting commercial joint around An t-Ob begins with the old bead fully out and the faces clean and dry.
Doing it in-house
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Redoing a failed joint usually costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.
Keeping the joints sound
Your facilities or cleaning team can help the joints last. Pass these on to them:
- Report cracked or peeling sealant early
- Make sure contractors see the asbestos survey before cutting out old mastic
- Keep abrasive pads and scrapers off resealed joints
- Keep a record of which joints were resealed and when
Put sealant on the planned maintenance checklist. Regular checks pick up small failures before they become leaks, especially on exposed elevations and in washrooms. If anything looks wrong, speak to us on 01277 525 020 or send photos by email with a photo.
Once sealant fails in a movement joint, grit and debris get in. With nothing soft to close against, the materials either side take the load and start to break up. At that point it’s a repair job rather than a reseal.
When it isn’t the sealant
A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is one of these:
- Water from a services leak rather than a joint
- Misted, cracked or failed glazing units (a glazier’s job)
- Removing asbestos-containing materials (a licensed or specialist contractor’s job)
Common problems we fix in HS5
In wet areas the enemy is typically mould rather than movement. Damp, harsh cleaning products and poor ventilation let mould take hold inside the bead. Replacement with a sanitary anti-mould silicone is the lasting answer.
Most enquiries start with one or more of the following:
- Earlier reseals applied straight onto the failed bead
- Untidy joints in a reception, shop floor or lobby
- Sanitary sealant that has gone black and patchy
- Gaps behind commercial kitchen worktops and sinks
How the quote is worked out
Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:
- Removal of failed or old sealant
- Joint width, depth and condition
- Phasing around occupants
- Location, for remote and island sites
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
What we need to price the job
A few photographs plus some basic facts will normally do. It helps to include:
- The asbestos register, for older buildings
- The type of building and who uses it
- Approximate linear metres or a joint schedule
- Any specification or named product
Tell us about the building, the joints and when you need the work done, and a fixed quote will follow. The easiest way is to call 01277 525 020 or email a schedule or drawings.
HS5: questions and answers
Do you work in HS5?
Yes. HS5 falls within our area, and the simplest way to start is to call the office on 01277 525 020 or email a schedule or drawings.
Does the weather affect the work?
For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.
Are you CHAS accredited and on Constructionline?
Yes. We’re CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.
How long will the new sealant last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.
When can the area be used after sealing?
The product and site conditions decide that. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.
Does commercial sealant work come with a guarantee?
The work is guaranteed for 12 months. Should anything we did fail within that period, let us know.
Is failed sealant stripped out, or sealed over?
Removal comes first, every time. After that come cleaning, primer where needed, backing and the new sealant.
