Fire stopping for Abernethy sites

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

How we handle fire stopping in Abernethy

No fire sealant works on its own: the evidence covers a specific product, wall or floor type, service, gap, depth and backing. Before we seal anything, we check the opening against the detail it is meant to follow, and raise it with you if it falls outside. If you have head-of-wall gaps with no fire seal and fire-rated sealant that has cracked or shrunk back, we can help. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, the work in Abernethy is the same: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Around smaller places such as Abernethy, compartment walls and floors tend to be in schools, hotels, care homes and community buildings. Those penetrations are closed with the product the specification names, built up as tested.

Every job we finish is backed by a 12-month workmanship guarantee, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Why it’s worth doing now in Abernethy

Leave a penetration open and smoke and fire can cross into the next compartment far earlier than intended. While the openings can be reached, sealing them is normally straightforward. Left until ceilings are closed or a tenant moves in, the same work costs more access and more disruption. Renewing every failing joint on one visit is the sensible approach for a place like Abernethy. Photos of each area help us quote the whole job.

The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote once you have the details.

Compartments and services around Abernethy

In Scotland, clause 2.1.14 of the non-domestic Technical Handbook expects service penetrations to keep at least the fire resistance duration of the wall or floor, and products should be tested for their end use. Our part is installing the specified fire-rated sealant to its tested detail.

Theatres, wards and plant rooms at sites like Bridge of Earn Hospital (to the west of Abernethy) all have compartment walls crossed by services. In a building such as Kirk Of St Bride, any service penetration through a fire-resisting wall should be sealed to the specified detail.

Our process

Occupied buildings need a little choreography. The work area is signed and kept contained, keep walkways clear and move on in phases so staff and visitors can carry on around us. For work around Abernethy, we aim for one trip, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. We read the specification, drawings or penetration schedule you send.
  2. Every penetration is compared with its detail: wall or floor type, service, gap size and depth.
  3. Anything that doesn’t belong in the opening, such as expanding foam or general-purpose filler, is removed.
  4. Mineral wool or other backing goes in wherever the detail asks.
  5. Fire-rated or intumescent sealant is gunned in to the specified depth, then tooled.
  6. If an opening needs something other than sealant, we tell you instead of improvising.

Before we start on site

  • Let us know about inductions and permits
  • Move anything stored against the joints
  • Agree which areas must stay open

Your questions answered

Can you work on a hospital site such as Bridge of Earn Hospital?

Yes. We work in healthcare settings as well as offices and schools. We follow the site’s permits, sign-in and infection-control procedures in every area.

What do Scotland’s building standards say about service penetrations in Abernethy?

Scotland’s non-domestic Technical Handbook covers it in clause 2.1.14: penetrations keep at least the element’s fire resistance duration, with products tested for their end use. The detail is set by the designer and goes through the warrant process; we install the specified product to its tested detail.

When can you be on site?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Can one quote cover more than one building?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

What do you charge?

That depends on the job: quantities, access, the product and any phasing. Call for a fixed quote.

Can staff carry on working while you are here?

Yes, with some planning. Tell us your site hours and access windows and we will plan around them.

Do you offer coloured sealant?

It depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Honest limits

Some faults sit outside our scope, and we point that out rather than sealing over them:

  • Designing or specifying fire stopping, which sits with the designer or fire engineer
  • Openings that need collars, wraps, batts or boards rather than sealant
  • Fire risk assessments, a job for a competent assessor

Not sure which it is? You can give us a call on 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

Surfaces we seal

  • Cable penetrations
  • Pipe penetrations
  • Small duct penetrations where the tested detail allows
  • Joints between fire-resisting walls and floors
  • Service gaps in risers
  • Linear gaps at wall heads

Different surfaces, different methods

Linear joints

Joints at the top of partitions may need to move as the slab above deflects. The specified product and backing for that movement are what goes in, with no gaps along the run.

Drylining partitions

Service holes through plasterboard are frequently oversized or ragged. An oversized hole may be outside the sealant’s range and we’ll tell you what the detail says instead.

Site staff or a sealant specialist?

Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
