Facade sealing in Roedean

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Facade sealing for commercial buildings in Roedean

A good facade joint depends on design as much as product. The width has to suit the expected movement and the sealant’s movement capability, and closed-cell rod sets the depth, keeping the bond to two faces with the ratio the sealant maker recommends, often around 2:1. If you have weathered joints at frame-to-structure perimeters and weathered facade joints that have lost their grip, we can put it right, on window and door perimeters, coping and flashing joints and perimeter joints where frames meet the structure alike. A specialist sealant contractor works differently from a general builder: in Roedean, that means joint design, primers and backing rod as standard.

Construction in and around smaller places such as Roedean is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

From enquiry to sign-off

Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. For work around Roedean, we aim to finish in one visit, so we ask for photos and rough sizes first. Then the right materials arrive with us.

  1. We plan access and the order of elevations with the client.
  2. We only seal when joints are dry and within the product’s temperature range.
  3. Each joint is cut out and the edges inspected.
  4. Joints are cleaned, primed if required and fitted with backing rod.
  5. Facade-grade sealant goes in and is tooled to a tidy concave profile.
  6. Once signed off, the work carries our 12-month guarantee.

Preparing the site

  • Make sure the joints can be reached
  • Explain the parking and delivery arrangements

Quotes

Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.

What happens if it’s left?

Leaving failed perimeter sealant also makes the eventual job bigger: wet edges break down, so repairs may be needed before resealing. Acting at the first sign of splitting keeps the fix simple. One visit to deal with every failing joint makes more sense than several trips to a place like Roedean. Send photographs of each area and we will quote for the lot.

Whether it’s a single area or a whole estate, the same things set the price: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you will have a fixed figure to work with.

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.

Roedean: questions and answers

Do you take on work at healthcare sites like Eye Hospital?

Yes, hospitals are one of the sectors we cover. Each area is agreed with the ward or department and the estates team in advance.

Is a smaller place like Roedean outside your area?

Not at all. Roedean is within our area. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Will you just go over the old sealant?

No, never. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Can you work in cold or wet weather?

Wet joints or temperatures outside the product’s range mean waiting. We plan for weather and keep you updated throughout the job.

Can the sealant be colour-matched?

That depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

How many days will you need on site?

That varies with the scale of the job, though a typical visit normally takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather. Larger or phased jobs take longer, and we’ll give you a timescale with the quote.

Can you look at water coming in around a frame?

Yes. We check the sealant joints and report what we find as part of pricing. If the water seems to come from a roof, sill or the glazing unit instead, we say so.

What the job involves on each surface

Window and door perimeters

Aluminium, PVC-U and timber frames each have their own preparation needs. Primer goes on where the manufacturer specifies it for that substrate.

Coping and flashing joints

Sometimes the coping or flashing itself has failed. We tell you if the fix is a roofing or metalwork job rather than a reseal.

How the quote is worked out

Your fixed quote is built from the real scope. It allows for:

  • Working within restricted access windows
  • How much existing material needs removing
  • Specialist products, such as fire-rated or hygienic sealants
  • The size and state of each joint

The specified product makes a difference, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Details that help us quote

A few photos plus some basic facts will normally do. It helps to include:

  • Your programme or deadline
  • Photos of the joints, close up and from further back
  • The product your specification calls for
  • Whether an asbestos survey exists

Let us know the site, the scope and your timescale, and we will put a fixed quote together. To get it moving, ring 01277 525 020 or email drawings and photos.

Sites and facades in and around Roedean

With the shore within about 1 mile, Roedean counts as a coastal location. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, so joint design, primers and product choice deserve extra care. There are a good number of hotels within about 2 miles of Roedean. Hotel extensions and refits typically have to fit around bookings, so mastic dates are tight.

On a campus such as University of Brighton, 2.3 miles to the north-west of Roedean, new teaching buildings and residences are normally built and refurbished around the academic year. Hotel extensions and refits, at places such as White House Hotel, 1.4 miles to the west of Roedean, usually run between busy periods, so the sealing is squeezed into short windows. New units and refits on sites such as Bell Tower Industrial Estate, 0.5 miles to the west of Roedean, need their panel and perimeter joints sealed to the specification.
