Facade sealing in Poyle

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

Building owners, agents and FMs in Poyle

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor, on new build and refurbishment alike. Programme, specification and site rules come first, and our applicators hold CSCS cards.

About our facade sealing in Poyle

We don’t install glazing systems or replace glass. What we seal are the joints around them: the frame-to-structure perimeter, panel-to-panel joints and window and door surrounds. If you have previous reseals run over old sealant and draughts around frames and panels, we can put it right, on shopfront frames, perimeter joints where frames meet the structure and stone and brick facade joints alike. Looking for mastic applicators who cover Poyle? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.

Sites around smaller places like Poyle can be a fair drive from suppliers, so we come with everything the package needs. Drawings, photos and the programme let us give a fixed quote.

Our workmanship is guaranteed for 12 months, in Poyle as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Common questions from Poyle clients

Is a smaller place like Poyle outside your area?

No. Small places get the same service as large ones. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

Can you work at a site such as Lakeside Industrial Estate, by Poyle?

Yes, sites like Lakeside Industrial Estate are within our area, along with the rest of Poyle. Send details of the unit and the work through our quote form for a quick quote.

Is your workmanship covered by a guarantee?

Yes. The 12-month guarantee covers our preparation and application, but not damage, misuse or other trades’ work.

When is resealing likely to be due?

There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.

Do you install glazing systems?

No. We don’t install glazing systems, windows or glass. We seal the joints around them, including perimeters where frames meet the structure.

How many days will you need on site?

The duration is planned around your programme and the access we’re given. You will have an expected duration with the quote.

Are you fully insured?

Yes. We are fully insured, including public liability cover.

What affects the price in Poyle

We price every job individually. The things that drive the figure:

  • Joint width, depth and condition
  • The total length or number of joints
  • How accessible the joints are
  • Which sealant the job calls for

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we will price your job on its own details.

Sending details for a quote

The more we know, the firmer the quote. Helpful details to send:

  • Your programme or deadline
  • Photos of the joints, close up and from further back
  • Where the site is, with the postcode
  • The type of building and who uses it

Need a figure for a tender or a budget? We will quote against your scope and drawings you can plan around. If you have questions first, call 01277 525 020 or use the quote form.

What we are called out for in Poyle

Product choice matters: acetoxy-cure silicone may mark stone or corrode certain metals, and an interior product won’t last outdoors. Most external joints call for a neutral-cure, facade-grade sealant.

Look out for the following:

  • Sealant pulling away from frames or panels
  • Cladding panel joints that have opened up
  • Staining on stone next to old sealant
  • Draughts around frames and panels

Work at a hotel such as Arora Park Hotel (under half a mile north of Poyle) tends to be programmed around bookings, mastic included.

What to look for in a quote

  • Do they follow the manufacturer’s priming guidance?
  • What level of public liability insurance do they hold?
  • Their approach to joint depth and backing
  • Will RAMS and insurance details be available?

How a job runs

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For a building around Poyle, tell us how to find it and who will meet us. Add it to your enquiry and we’ll build it into the plan.

  1. We look at the joints, the drawings and the access before pricing.
  2. Failed sealant is cut out along its full length.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Closed-cell rod fixes the depth, and the sealant grips two sides only.
  5. A facade-grade sealant rated for the movement goes in, tooled to a concave profile.
  6. The completed runs are checked with you, then the 12-month guarantee applies.

Before we start on site

  • Have the specification and drawings to hand
  • Tell us which areas need to stay in use
  • Make sure the joints can be reached

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Render or concrete edges that have broken away
  • Providing access systems for the work
  • Installing or repairing glazing systems

If in doubt, give us a call on 01277 525 020 or send details through our quote form and we’ll say what we think.

What we seal

  • Coping and flashing joints
  • Window and door perimeters
  • Stone and brick facade joints
  • Shopfront frames
  • Cladding panel joints
  • Perimeter joints where frames meet the structure

How the job changes by surface

Coping and flashing joints

Where the specification calls for sealant at copings or flashings, we can seal them. These joints take full exposure to weather and need a durable external sealant.

Brick and stone facades

Stone can absorb plasticisers from the wrong sealant. We use a product suitable for the stone where the specification names one, with masked edges for a clean line.

Facade sealing around Poyle: what changes locally

The South East is one of the drier parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, which is why external dates are agreed with the site manager. Building activity in the commuter belt runs from new flats near stations to business park refurbishments, and main contractors there need mastic that keeps to the programme.
