Facade sealing for Sunnymeads sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What happens if it’s left?

If access is already up for other work, resealing at the same time makes sense. Coordinating facade sealing with other external works avoids paying for access twice, saving a second set-up. Converted and older buildings near places like Sunnymeads tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

A quote for facade joints depends on how many there are, their condition and the access, plus any specification you’re working to. Ask us for a fixed quote.

Why appoint us

  • Colour options checked against the specified product
  • Commercial sealant work since 2005
  • Fully insured, including public liability cover
  • 12-month guarantee on workmanship

Facade sealing in Sunnymeads

Managing agents and owners in Sunnymeads ask us to, we reseal perimeters across whole elevations or a handful of problem windows. The approach doesn’t change with the size: old sealant out, faces cleaned, depth set and a new bead tooled in. A 12-month guarantee applies to our workmanship. We work on window and door perimeters, shopfront frames and perimeter joints where frames meet the structure, and the usual reasons a site gets in touch are sealant pulling away from frames or panels and unsightly perimeter sealant on a visible elevation. Facilities teams, main contractors and managing agents in Sunnymeads tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Sites around smaller places like Sunnymeads can be a fair drive from suppliers, so we come with everything the package needs. Send drawings or photographs and the programme and we will quote to suit.

We stand by our work: 12 months, guaranteed. It covers how we prepared and applied the sealant, and we come back if anything isn’t right.

Diagnose, treat, sign off

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Rural sites near Sunnymeads may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.

  1. First we review photos, drawings or what we saw on a visit, and agree how each joint will be reached.
  2. The old bead is cut away completely, not overlaid.
  3. Both faces are cleaned and, where the product needs it, primed.
  4. Backing rod, or bond-breaker tape in shallow joints, limits the depth.
  5. The new sealant goes in and is tooled firmly onto both faces.
  6. We walk the finished joints with you before handing over.

What we need from you

  • Flag any permit to work we will need
  • Send any specification or drawings in advance
  • Clear stock, furniture or equipment away from the joints

When to call us in Sunnymeads

A frequent fault is a bead stuck to the joint’s rear face as well as its sides. Without rod or bond-breaker tape, the bead is held back and tears as the joint moves.

Clients normally get in touch after noticing one or more of the following:

  • Perimeter sealant that has split or peeled away
  • Weathered joints at frame-to-structure perimeters
  • Hard, chalky sealant that no longer flexes
  • Damp patches beside frames after rain

Hotel extensions and refits, at places such as The Manor Hotel, 1.4 miles to the north-west of Sunnymeads, typically run between busy periods, so the sealing is squeezed into short windows.

What to look for in a quote

  • Whether primer will be used where the manufacturer specifies it
  • Their approach to joint depth and backing
  • How they’ll work around occupants
  • Their pre-qualification and accreditations

Central London is about 20 miles from Sunnymeads. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme.

Building work at universities like Royal Holloway University (to the south of Sunnymeads) is often timed for the summer, mastic included. General trades versus a specialist

Paperwork matters too. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

Commercial clients in Sunnymeads

Blocks and communal areas make up much of the work for housing associations and agents. We phase the work so people keep access, and each stage is agreed with your contact.

Main contractors use us as their sealant subcontractor. We work to your programme, your specification and your site rules.

What we can’t put right

Before quoting, we check that sealant is the right answer. It isn’t the answer for:

  • Work on the window or framing system itself
  • Water getting in through cracked render or porous masonry
  • Specialist high-level access methods

If in doubt, ring 01277 525 020 or send photos by email and we’ll say what we think before you book.

Surfaces we seal

  • Shopfront frames
  • Stone and brick facade joints
  • Coping and flashing joints
  • Window and door perimeters
  • Perimeter joints where frames meet the structure
  • Cladding panel joints

Questions about Sunnymeads

Will you plan work around the academic year at somewhere like Royal Holloway University?

Yes. We plan campus work around teaching, exams and residence turnarounds. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Will you take on work at estates like Portland Business Park, close to Sunnymeads?

Yes, sites like Portland Business Park are within our area, along with the rest of Sunnymeads. Send details of the unit and the work through our quote form for a quick quote.

When is resealing likely to be due?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Do we need an asbestos check before resealing?

In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. We don’t remove asbestos-containing materials.

Are you CHAS accredited?

Yes. Mastic Doctor is CHAS accredited and a Constructionline member.

Is the work guaranteed?

Yes, for 12 months. If our installation fails in that time, we return and fix it.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, so we’ll confirm the curing time on the day.
