Facade sealing around Langley: how the place shapes the job
Langley is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager. Langley lies roughly 20 miles out from central London. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, so mastic packages have to keep pace with busy programmes.
Hotel extensions and refits, at places such as Skyways Hotel, which lies west of Langley, normally run between busy periods, so the sealing is squeezed into short windows. For contractors on a campus like Brunel University of London, 3.9 miles north-east of Langley, facade and perimeter sealing has to fit around students and term dates. For a contractor working at a hospital such as Upton Hospital, 1.8 miles to the west of Langley, perimeter and facade sealing is planned around patients and deliveries.
Langley is about 2 miles east of Slough, in Slough. Anywhere in SL3, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 11 places in Slough. Sites around Reading have their own page, about 19 miles away.
Business premises anywhere in SL3 are within our area for facade joints. For a building on Fox Road, New Road and Ives Road or nearby, we can quote for facade joints. Sites close to Langley are covered too, including Middlegreen (1 mile north-west), George Green (1 mile north), Shreding Green (1 mile north-east), Upton (2 miles west) and Richings Park (2 miles east). Nearby towns on our patch include Cippenham (4 miles west), Britwell (4 miles north-west), Huntercombe (5 miles west) and Poyle (3 miles south-east).

Facade sealing in Langley, done properly
Facade sealants sit in the sun, rain and frost every day, and they wear out over time. Life depends on movement, weathering, product choice and the quality of the original work. When the time comes, we cut the old sealant out completely and start again. We work on coping and flashing joints, shopfront frames and window and door perimeters, and what we are called in for most is cold air coming in at window perimeters and water coming in around window frames. Looking for mastic applicators who cover Langley? We have been sealing commercial buildings since 2005.
Conversions around smaller places like Langley often join new frames to old masonry or timber, which leaves joints between old walls and new frames that need a sealant able to take the movement, in a colour the planners or architect are happy with.
Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

What else we do in Langley
How the job changes by surface
Render and coated surfaces
Sealant can only hold as well as the render or paint beneath it. Loose coatings are cleaned back first, and areas needing repair are flagged.
Cladding panel joints
Joints between cladding panels open and close with temperature. The sealant has to match the movement and the panel finish.
Your questions answered
Is Langley off your patch?
No. Places such as Langley are covered as much as the big towns. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.
Is Deseronto Trading Estate, near Langley, within your area?
Yes. Our area takes in Langley and its surroundings, with estates and business parks such as Deseronto Trading Estate included. To start, just ring 01277 525 020 or email a schedule or drawings with the unit, the joints involved and your access times.
Who decides which product is used?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
Is colour matching possible?
That depends on the product. Some ranges offer many colours, others very few, so we will confirm the colours available for the specified product with the quote.
Can you look at water coming in around a frame?
Yes. Photos help, and you can give us a call on 01277 525 020 or use the quote form to arrange a visit. Failed perimeter sealant is a common cause, but not the only one.
How do I request a quote?
You can use the quote form on this site; alternatively, ring 01277 525 020 or send details through our quote form. Include photos or drawings if you have them.
What about RAMS and site documents?
Tell us what site paperwork you need (RAMS, insurance certificate, CSCS details) and we’ll confirm with the quote.
After the work
Keep the joints in good shape with a few simple steps:
- Walk the elevations once or twice a year
- Share access with other external trades
- Record the product and colour used on each elevation
- Check that rainwater leaves the facade the way it was designed to
Blocked sills and gutters push water at the joints. Good drainage keeps water moving off the facade rather than sitting against the joints.
Check older buildings for asbestos before disturbing old mastic. Some older mastics contain it.
Our process
Where the site stays busy, the work is phased so only one area is out of use at a time. Each area is protected, prepared and sealed, then reopened once the sealant allows before the next one starts. If neighbouring businesses or buildings around Langley need work too, visits can be combined. Mention the building’s opening times and we’ll work within them.
- First we review photographs, drawings or what we saw on a visit, and agree how each joint will be reached.
- Failed sealant is cut out along its full length.
- Joint faces are cleaned to firm, sound material, with primer where the sealant maker specifies it.
- Closed-cell rod fixes the depth, and the sealant grips two sides only.
- The new sealant goes in and is tooled firmly onto both faces.
- We walk the finished joints with you before handing over.
Preparing the site
- Point out parking and an unloading spot
- Send asbestos survey details if the building is pre-2000
- Tell staff and tenants when we’ll be in
Ask for a quote
If there’s a specification, drawings or a tender package, send it with your enquiry, and we will price against exactly what is specified. For smaller jobs, photographs and a description will do.

What sets the cost
Your fixed quote is built from the real scope. It allows for:
- Site requirements such as inductions and permits
- Backing rod, priming and other preparation
- Whether the work must be split into stages
- Specialist products, such as fire-rated or hygienic sealants
Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a fixed quote and we will explain how it’s made up.
What to include in your enquiry
Whether it’s one area or a whole building, the same details help:
- Any dates the work must fit around
- A wide shot and a close-up of the area
- What the building is and how it’s used
- Drawings or a marked-up plan, if available
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, call 01277 525 020 or email the details over.
When to bring in a specialist
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.
What sealant work can’t fix
Before quoting, we check that sealant is the right answer. It isn’t the answer for:
- Movement beyond what any sealant can handle
- Replacing glass or failed glazing units
- Specialist high-level access methods
Not sure which it is? You can phone 01277 525 020 or email a schedule or drawings and we’ll tell you honestly before you book.
