Facade sealing in Southampton: how it works

Water ingress at window frames is a frequent reason facilities managers contact us. Very often the perimeter bead has cracked or lost its grip, but not always. If the evidence points away from the sealant, we say so before quoting. Most enquiries involve staining on stone next to old sealant and hard, chalky sealant that no longer flexes, across window and door perimeters, coping and flashing joints and cladding panel joints.

Before we leave any area, we remove the tape, clean down and inspect every joint, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area.

  1. We start with photos, drawings or a visit to see the joints and agree access.
  2. Product choice follows the joint’s movement and substrate.
  3. Failed beads are removed in full and both faces cleaned back.
  4. Primer is applied where the maker specifies it.
  5. Rod goes in to fix the depth, then the joint is sealed and tooled.
  6. We go over the completed work with you before leaving.

Sites and facades across Southampton

In places such as Shirley, Regents Park and Midanbury, and across Southampton, refurbishment leaves plenty of facade joints to seal alongside new build. New frames against old masonry need a product, primer and joint design to suit both.

All of Greater London is inside the ULEZ, and much of the South East is within easy reach of the capital, so jobs in Southampton are planned with access, loading and parking in mind. Coastal places in Southampton often have hotels, guest houses and holiday accommodation with busy seasons, so work is often best planned for quieter months.

Southampton: New wings at hospitals like Royal South Hants Hospital (to the south of Southampton) bring long runs of window and panel joints to seal. Projects at colleges like Southampton City College, 1.1 miles to the south of Southampton, tend to run to term dates, so the mastic is planned tightly.

Maintenance after handover

After handover, these steps help:

  • Inspect facade joints on a regular cycle
  • Never let anyone seal over old sealant
  • Investigate damp beside windows promptly
  • Ask about asbestos in pre-2000 mastic

Anything drilled through a facade joint breaks the seal. Ask the installer to reseal it properly.

Use each reseal to correct the joint: the right width, backing rod and a sealant with enough movement capability. Repeating a faulty detail just repeats the failure.

Why it fails

Sun, rain and temperature swings wear facade sealant down over the years. The bead hardens, chalks on the surface and loses the flexibility to follow the joint.

Most enquiries start with something like this:

  • Failed sealant on precast panel joints
  • Failed seals around shopfront and entrance frames
  • New sealant peeling off old mastic
  • Old perimeter mastic that has dried out

Surface by surface

Precast concrete panels

Joints between precast panels carry real movement. We use a sealant with the right movement capability, set over backing rod with primer where the product requires it.

Cladding panel joints

Where panels are sealed rather than open-jointed, the bead is part of the weather line. We cut out failed joints along their full length and rebuild them to the correct depth.

Commercial clients in Southampton

Building owners and managing agents use us on sealant work across single buildings or whole portfolios around Southampton. Several sites can go on one quote, which keeps the paperwork simple.

Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Why act early?

Scaffold or access already on site makes resealing much simpler. Coordinating facade sealing with other external works avoids paying for access twice.

  • How joint depth will be controlled
  • How the joint faces will be prepared and primed

Southampton: questions and answers

Do you guarantee your work?

Yes, for 12 months. If a joint fails because of how we installed it, we come back and put it right.

Are you CHAS accredited?

Yes. We are CHAS accredited and a Constructionline member, which helps with supplier vetting.

Can the sealant be colour-matched?

It depends on the product. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.

Can you follow the specification on our project?

Yes. We follow the specification, along with the manufacturer’s installation guidance, and we raise anything unclear before work begins.

Can you just add new sealant on top?

No. A bead run over old sealant soon lifts. We remove the failed sealant, clean the faces, set the depth and reseal.

How do you choose the sealant?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

Is it fine to apply new sealant on top of old?

No. We cut the old material out and clean the joint back before sealing, because fresh silicone will not bond with aged silicone.
