Why it’s worth doing now in Pilton
Open facade joints also let air and dirt through: draughts around frames add to heating costs and complaints. A new seal closes the gap for both. Scottish city buildings take plenty of rain, so a split or hardened joint lets water into the wall. Resealing promptly protects the stone and the interior.
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.
Why choose Mastic Doctor in Pilton

Facade sealing in Pilton
Facade joints are the line of defence between the weather and the building fabric. Once a perimeter seal fails, water tracks in around frames and panels. We cut out failed facade joints and reseal them with a facade-grade sealant suited to the movement. The enquiries we see most involve cladding panel joints that have opened up and previous reseals run over old sealant, on perimeter joints where frames meet the structure, coping and flashing joints and shopfront frames. Whoever orders the work in Pilton, the brief is usually the same: a clear scope, tidy work and joints that don’t fail again.
Sandstone and, in Aberdeen, granite buildings need care when new windows or panels are sealed against them: neutral-cure products that won’t mark the masonry, primed where the maker says, in a colour that sits with it.
What our 12-month guarantee covers is the way we did the job: the preparation, the sealing and the tooling. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

How the job changes by surface
Precast concrete panels
Concrete edges can be dusty or weak. Faces are cleaned to sound concrete, and damaged edges are reported before sealing.
Coping and flashing joints
Sometimes the coping or flashing itself has failed. Where the issue isn’t the sealant, we say so.

Sites and facades in and around Pilton
Pilton is within about 1 mile of the coast. Facades and window perimeters on coastal schemes take more wind-driven rain, and salt air nearer the shore, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Scotland has its own building regulations, and in Pilton warrants come from the local authority verifier. Our job is to seal to that specification.
Units on estates such as Drylaw Shopping Centre, 0.5 miles south-west of Pilton, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. On a healthcare site such as Western General Hospital (Edinburgh) (0.7 miles south of Pilton), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. University estates such as University of Edinburgh - Lauriston Campus (to the south-east of Pilton) tend to have a rolling programme of new buildings and refurbishments, each with window perimeters and facade joints to seal.
Pilton is about 2 miles north-west of Edinburgh, in Edinburgh. Our applicators travel to Pilton for work on facade joints. Pilton is one of 174 places in Edinburgh on our list.

Our process
Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. In a Scottish city, kerbside space and loading need planning, especially near the centre. Tenement closes, shared stairs and factor approvals may also be involved.
- We start with photos, drawings or a visit to see the joints and agree access.
- We confirm the joint type, movement and the specified product.
- The existing bead comes out in full.
- Primer goes on where the product data asks for it.
- Backing rod is fitted and the new sealant gunned in and tooled.
- We go over the completed work with you before leaving.
Getting the site ready
- Arrange parking or a loading space
- Confirm the product named in the specification
- Warn occupants and staff about the work

Related advice
Your questions answered
Can you work on a hospital site such as Western General Hospital (Edinburgh)?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Does a coastal location like Pilton affect which sealant is used?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. Product choice and preparation matter more, and sea-facing elevations are worth inspecting more often.
What hours do you work?
Give us your site hours and any access windows in your enquiry, and we will schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.
Do you provide access for facade work?
Access is planned with you before we quote. Let us know what access is in place or planned, and we’ll price the work around it.
Is old mastic on our building likely to contain asbestos?
In older non-domestic buildings, old sealant can contain asbestos. Check the asbestos register or survey before it is disturbed; if it’s suspected, work stops until it has been tested. We don’t remove asbestos-containing materials.
Can the building stay open while you work?
Typically, yes. Phased work can be planned so areas stay in use, with each area protected and signed.
Do you seal facades in winter?
We can work through the year, but sealant needs a dry joint and temperatures within the product’s range. Cold, damp mornings can delay a start, and we build that into the programme.
Doing it in-house
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
General builders and handymen seal joints, but it isn’t their main trade. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
