Washroom sealing for Earl's Court sites

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

How we handle washroom sealing in Earl's Court

In a commercial washroom, sealant is normally the first thing to wear out. Basin tops, urinal backs, panel joints and shower trays put it under water, chemicals and daily cleaning and mould that roots into it can’t be cleaned away. We strip it out and lay new anti-mould sanitary silicone. We work on accessible toilets and changing rooms, IPS panels and cubicles and urinals and WCs, and the usual reasons a site gets in touch are failed sealant behind washroom basins and a new bead over an old one coming away. A single leaking joint is often how a building in Earl's Court first comes to us: we look at the rest while we are there and tell you what we find.

Many London buildings can’t close every toilet at once. We work through washrooms floor by floor or core by core, at times agreed with you, so staff and visitors can always find an open washroom.

Every job ends the same way: guaranteed. Our workmanship is backed for 12 months, and the quote explains what it covers.

How the quote is worked out

These are the things that shape the price:

  • Working within restricted access windows
  • Which sealant the job calls for
  • How much existing material needs removing
  • Joint width, depth and condition

Pricing washrooms and wet areas depends on how many there are, their condition and the access, and any specification that applies. Ask us for a fixed quote.

Sending details for a quote

A few photos plus some basic facts will normally do. Please tell us:

  • Rough lengths or quantities, or drawings if you have them
  • Your programme or deadline
  • A wide shot and a close-up of the area
  • Access details, including height

Send details, get a quote, we seal, guaranteed: that’s how every job runs. The first step is to ring 01277 525 020 or send photos by email with what you know.

Washroom sealing around Earl's Court: points for this area

Earl's Court has a good number of hotels close by, all within 2 miles. Hotel en suites take daily use, and tired silicone at trays and basins is one of the first things guests notice. We work a handful of rooms at a time, so the hotel keeps letting the rest. In London buildings, toilets and showers generally need to stay partly open, which is why the work is split into phases agreed in advance.

At a university such as University of Westminster, 0.7 miles to the north-west of Earl's Court, summer is the usual window for resealing residence bathrooms. For a site such as Cromwell Hospital, less than half a mile to the north-east of Earl's Court, sanitary joints in clinical areas need sound, cleanable sealant and a careful method. If you manage an office at a site such as Berghem Mews Business Village, which lies north-west of Earl's Court, the washrooms and tea points can be done a floor at a time.

Questions about Earl's Court

Do hotels near Earl's Court have to close for sealant work?

Rarely. Rooms or floors are done in turn, so the rest of the hotel keeps trading. Housekeeping and our team agree each day’s rooms.

Can you cope with the access rules in a London building?

Yes, we plan every London job around the building’s own access rules. Share the building’s contractor rules and we will work to them. The ULEZ covers the whole of Greater London, which we allow for

Does weather matter for sealant work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.

Are your applicators CSCS-carded?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Is old silicone taken out first?

We strip every bit of the failed bead and wipe away the residue first. It’s the difference between a joint that lasts and one that peels.

What about RAMS and site documents?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

How long will the new sealant last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Work for main contractors and building owners

CHAS accredited and a Constructionline member, we make supplier vetting simple. We are fully insured, and our insurance certificate can go with the quote.

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. Several sites can go on one quote, which keeps the paperwork simple.

Maintenance after handover

To get the most from the new sealant:

  • Don’t leave trays and floors sitting wet
  • Avoid scourers and harsh descalers on silicone
  • Share your site rules when you send details
  • Include joints in routine washroom inspections

Any failure in our workmanship within the 12-month guarantee is ours to put right. After that, a routine look catches failing joints early.

A few failed joints can be resealed with hardly any disruption. Left until every washroom is affected, it becomes a bigger programme with more phasing to plan.

Should maintenance staff do it?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

What happens if it’s left?

Sealing on top of old silicone saves nothing. It doesn’t bond, so it peels and traps dirt behind it. Cutting out completely and cleaning back takes a little longer and lasts. In a London building, a failed joint rarely affects only one party: water travels through shared structures, and a small leak becomes a dispute between occupiers. Dealing with it early is simpler for everyone.

The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Our process

In a busy building, we agree a sequence with your contact so the disruption stays in one area at once. Each section is protected, cleaned back and sealed, then reopened once the sealant allows before the next one starts. All of Greater London is in the ULEZ, and kerbside space in Earl's Court can be scarce. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. Every room is surveyed and the failed joints listed.
  2. The fixed quote sets out the rooms, the products and the phasing.
  3. The whole of the old bead is removed.
  4. Joints are degreased and dried.
  5. A sanitary silicone bead is laid and given a smooth tooled finish.
  6. Each area is handed back when ready.
