Floor joint sealing in Earl's Court, done properly

It isn’t only heavy industry. Retail units, showrooms and trade counters have slab joints crossed by trolleys, footfall and cleaning machines, and an open, grimy joint line looks poor as well as catching wheels. A neat, flush fill makes the floor easier to clean and look after. If you have brittle joint filler breaking up and filler that has parted from one face, we can put it right, whatever the surface. Whoever orders the work in Earl's Court, the brief is typically the same: a fixed quote, no surprises on site and a 12-month guarantee behind the result.

Around Earl's Court, as across London, joints are under constant load, from basement car parks and loading bays to podium decks and busy mall floors. When a joint fails, grit and water get in and the arrises start to break up, so it pays to act early.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Our process

We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. The ULEZ covers the whole of Greater London, and parking near a job is rarely simple. If there’s a loading bay, a car park or a permit we can use, tell us when you send details.

  1. We look at joint widths, edge condition and the traffic on each route.
  2. You get a fixed quote with the product and the phasing set out.
  3. Old filler, debris and contamination are cut or routed out back to clean concrete.
  4. We vacuum each run and prime it if the chosen product requires a primer.
  5. We fill each joint to depth and finish it flush so wheels roll straight across.
  6. The area is handed back once it has cured enough to take traffic.

Getting the site ready

  • Send your site hours and access windows
  • Send asbestos survey details if the building is pre-2000
  • Let building users know which areas are affected

What sets the cost

Before we quote, we look at:

  • Induction, permit and paperwork requirements
  • Backing rod, priming and other preparation
  • Access and working height
  • Phasing around occupants

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Details that help us quote

There’s no need for a formal survey. A few details are enough to get going:

  • Photos of the joints, close up and from further back
  • What the building is and how it’s used
  • Drawings or a marked-up plan, if available
  • The asbestos register, for older buildings

To get a fixed quote, call the office on 01277 525 020 or email a schedule or drawings, telling us the site location and the nature of the job. You can also send details through our quote form.

Joints that move: notes for Earl's Court

At least three named trading, business or retail sites lie within about 3 miles of Earl's Court. Their warehouses, yards and car parks are exactly where joints take the most punishment. In London, decks, bays and service yards usually have to keep running, which is why we work a few bays at a time.

Another example is Brompton Cross District Shopping Centre., 1.2 miles to the east of Earl's Court, where floors and yards would be done in stages around the occupiers. Centres like Kensington Arcade (to the north of Earl's Court) have mall floors and service decks whose joints carry steady traffic. Parks like Berghem Mews Business Village (to the north-west of Earl's Court) combine paved areas, car parks and building elevations, each with joints that move.

Earl's Court is about 1 mile south-east of Kensington, in Greater London. Why deal with it now?

Open joints are where dirt collects, out of reach of the floor cleaner. Where the floor is on show or needs to be kept clean, that is a problem. Filled joints are far simpler to keep clean. Repeat call-outs disrupt occupied London buildings, so a proper job first time, with the old sealant fully removed, is worth it.

Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Why appoint us

  • Sealing commercial buildings since 2005
  • Clear, fixed quotes
  • CSCS-carded applicators
  • Old sealant cut out, never sealed over

When to bring in a specialist

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

After the work

A few simple habits keep the new joints working:

  • Let us know what the floor is cleaned with
  • Clear packed debris from open joints regularly
  • Allow for topping up joints as a new slab settles
  • Record damaged joints with a photo and a location

Ask drivers not to drag forks or pallets along the floor. Steel tines will mark a good joint over time if it keeps happening.

Joints are easiest to look after when someone checks them regularly. We can quote a programme that starts with the busiest areas so nothing is left to fail.

Common questions from Earl's Court clients

Is Berghem Mews Business Village, near Earl's Court, within your area?

Yes. Our area takes in Earl's Court and its surroundings, with estates and business parks such as Berghem Mews Business Village included. Photos and a short description are enough for a first look.

Can you work on a hospital site such as Cromwell Hospital?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

Do you seal on top of existing sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

What if there’s asbestos in the old mastic?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

Is it normal for joint filler to separate?

Young concrete carries on shrinking for a long time and a stiff filler can separate down one side. A top-up normally puts it right.

Can the warehouse stay open while you work?

In the majority of cases, just the area being treated is coned off. Traffic returns to each zone once it has cured and the next zone follows.

How long does a typical visit take?

That varies with the scale of the job, though a typical visit typically takes a day or more, depending on the metres of joint and how many zones the floor is split into. For bigger or phased jobs, we will set out a timescale with the quote.

Honest limits

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Cracks across panels caused by settlement or overload
  • Level or flatness problems across the floor
  • Broken concrete either side of the joint

If you’re not sure, just speak to us on 01277 525 020 or send details through our quote form and we will give you a straight answer before you book.
